
Senior Cost Manager – Commercial Real Estate Construction

This is a fully remote position, open to applicants in United States.
• Estimating and negotiating change orders during the entire construction lifecycle.
• Deliver estimating, cost planning, and budget management services, which includes creating and presenting final cost plans.
• Collaborate with design teams, contractors, and project stakeholders to develop and validate cost estimates.
• Support cost management across various commercial real estate asset classes, such as office, retail, industrial, mixed-use, multifamily, hospitality, and other development projects.
• Reconcile changes and assist project teams to ensure cost and budget data is precise and aligns with project goals.
• Engage with owners, developers, project managers, consultants, and contractors to collect project status information and prepare updates on cost estimates.
• Draft written comments and analyses of contractor submissions, including executive summaries, budget assessments, and commercial recommendations.
• Coordinate all sources of cost information for discussions, including contractor pricing, subcontractor bids, consultant estimates, market benchmarks, and quantity take-offs.
• Guide engineering and design priorities based on cost implications and project budget objectives.
• Operate proactively with minimal supervision to address cost and scheduling challenges.
• Oversee cost checks and conduct valuations on larger projects, ensuring timely and accurate cost validation processes.
• Actively participate in post-contract cost management, change control, and cost variance management processes.
• Manage cost impact assessments, contingency management, commitment tracking logs, and forecast reporting.
• Prepare funding data presentations and organize value engineering (VE) sessions with key stakeholders.
• Develop cost plans and estimates throughout the design phase, providing updated cost plans at essential project milestones.
• Offer commercial input on design optioneering and value engineering initiatives.
• Review pricing from contractors and subcontractors, leading negotiations on behalf of clients to secure equitable and competitive contract pricing.
• Conduct quantity surveying, cost controls, and change management activities throughout the project's lifecycle.
• Ensure post-contract cost variances and change control processes are effectively managed.
• Engage in project due diligence activities, cost audits, budget reviews, draw reviews, and continuous financial monitoring of construction projects.
• Support the assessment of project budgets, cost-to-complete forecasts, contingency utilization, and funding requirements throughout the project lifecycle.
• Ensure that cost auditing and valuation tasks are managed effectively, with robust validation and reporting processes in place.
• Produce monthly cost reports, including budget performance, cost variance analysis, contingency tracking, and projected final costs.
• Guarantee that final accounts are negotiated and finalized promptly.
• Compile built-cost and benchmarking records for future cost planning and market analysis.
• Identify, coach, and mentor talent to help them reach their potential and celebrate the achievements of others.
• Demonstrate excellence in leadership and service delivery on commissions according to the conditions of appointment.
• Use internal software to monitor ongoing margin levels, monthly fee/resource forecasts, and financial performance for each commission.
• Implement and uphold internal Business Management Systems and company delivery methodologies to ensure consistent application of best practices for clients and the business.

• SOX control responsibilities may be included in this role and must be adhered to where applicable.
• Bachelor's degree in Construction Management, Cost Management, Quantity Surveying, Engineering, Real Estate, or a related construction discipline.
• A minimum of 5-7 years of relevant experience in a cost management, quantity surveying, or construction cost control position.
• RICS accreditation or progress toward accreditation is preferred.
• Experience leading cost management services on medium to large-scale commercial real estate and construction projects of moderate to high complexity.
• Experience in supporting owner-side project delivery, capital projects, project monitoring, construction lending support, cost verification, draw reviews, or financial oversight functions is advantageous.
• Construction consultancy experience is strongly preferred.
• Solid understanding of construction industry technical matters, including procurement strategies, value management, value engineering, budgeting, and cost controls.
• Strong grasp of project financial management, change management, cost forecasting, and reporting processes.
