
Senior Cost Manager – Commercial Real Estate Construction

This is a fully remote position, open to applicants in United States.
• Serve as the primary day-to-day point of contact for clients involved in commercial real estate and construction projects.
• Provide leadership and guidance while advocating for Turner & Townsend’s mission, values, and vision.
• Estimate and negotiate change orders throughout the construction process.
• Offer estimating, cost planning, budget management, and final cost plan services.
• Review and verify cost estimates with design teams, contractors, and project stakeholders.
• Assist in cost management across various projects including office, retail, industrial, mixed-use, multifamily, hospitality, and more.
• Reconcile changes and ensure alignment of cost and budget data with project goals.
• Collect project status updates and prepare cost estimate revisions.
• Develop contractor submission analyses, executive summaries, budget reviews, and commercial recommendations.
• Coordinate contractor pricing, subcontractor bids, consultant estimates, market benchmarks, and quantity take-offs.
• Influence engineering and design priorities based on cost implications and budget targets.
• Proactively address cost and scheduling challenges with minimal oversight.
• Oversee cost checks, valuations, cost audits, draw reviews, and financial tracking.
• Manage change control, cost variances, contingencies, commitments, forecasts, and funding needs.
• Prepare presentations for funding and facilitate value engineering sessions.
• Develop and revise cost plans and estimates at significant design milestones.
• Review pricing and lead negotiations with contractors and subcontractors.
• Generate monthly cost reports detailing budget performance, cost variances, contingencies, and anticipated final costs.
• Negotiate and finalize accounts.
• Compile records of built costs and benchmarking data.
• Mentor and coach emerging talent.
• Track commission margins, fee/resource forecasts, and overall financial performance using internal tools.
• Maintain internal business management systems and delivery processes.
• Comply with relevant SOX control responsibilities.
• Bachelor's degree in Construction Management, Cost Management, Quantity Surveying, Engineering, Real Estate, or a related construction discipline.
• At least 5–7 years of pertinent experience in cost management, quantity surveying, or construction cost control.
• Experience leading cost management services on medium to large-scale commercial real estate and construction projects of moderate to high complexity.
• Experience in owner-side project delivery, capital projects, project monitoring, construction lending support, cost verification, draw reviews, or financial oversight is advantageous.
• Prior experience in construction consultancy is highly preferred.
• RICS accreditation or progress toward it is preferred.
• Solid understanding of construction industry technical aspects, procurement strategies, value management, value engineering, budgeting, and cost controls.
• Strong grasp of project financial management, change management, cost forecasting, and reporting procedures.
• Exceptional communication, stakeholder management, and client-facing abilities.
• Capability to work independently and collaboratively.
• Ability to thrive in a client-facing setting.
