This is a fully remote position, open to applicants in Texas.
• Collaborates with title examiners, title agents, and other stakeholders involved in real estate transactions to assess title conditions and insurability by reviewing documents such as deeds, mortgages, mechanics liens, tax liens, judgments, assessments, probates, and other recorded matters.
• Evaluates relevant recorded documents to establish ownership, verify accurate legal descriptions, and determine their impact on real estate titles.
• Provides explanations of the chain of title, exceptions, and requirements to both customers and management.
• Identifies title defects and develops corrective solutions.
• Evaluates risks and liabilities that could threaten the company and escalates these issues to the local title manager, state title manager, or underwriter as necessary.
• If required for a specific closing file, reviews surveys related to properties and other proposed documents for insurance, such as mortgages and mortgage modifications.
• Works closely with title agents and escrow personnel to meet closing deadlines and assists in addressing inquiries related to the issuance of title commitment policies.
• Responds promptly to all calls and emails from all parties involved in the title transaction.
• Advises title insurance agencies on regulatory compliance matters.
• Develops and delivers seminars for title agents and others on real estate topics and related issues.
• Prepares written underwriting guidelines and memos as necessary.
• Acts as a liaison between the Underwriting Department and other departments within Westcor, including Title Plant, Agency/Sales, Claims, and Corporate Legal, as required.
• Performs additional duties as assigned by the Manager or Senior Counsel.
• In-depth knowledge of Real Estate Law and Underwriting Real Estate Transactions in Texas or one of the neighboring four states.
• Minimum of 5 years of experience in title insurance, ideally in Texas or one of the surrounding four states.
• Familiarity with the rules and procedures outlined in the Texas Basic Manual for Title Insurance, along with strong legal research capabilities using Westlaw or Lexis.
• Experience in public speaking and the ability to create PowerPoints and outlines for professional education courses aimed at real estate agents, escrow officers, and attorneys.
• Capable of collaborating effectively, making decisive actions, and exhibiting abstract thinking with innovative solutions and robust negotiation skills.
