This is a fully remote position, open to applicants in Texas.
• Collaborates with title examiners, title agents, and various stakeholders involved in real estate transactions to assess title conditions and insurability by evaluating the impact of various documents.
• Analyzes and reviews relevant recorded documents to ascertain ownership rights, ensure accurate legal descriptions, and evaluate their implications on real estate titles.
• Clearly communicates the chain of title, exceptions, and requirements to both customers and management.
• Identifies title defects and develops appropriate curative solutions.
• Evaluates risks and liabilities that could pose a threat to the company, bringing these issues to the attention of the local title manager, state title manager, or underwriter as necessary.
• Reviews property surveys and other proposed documents for insurance, such as mortgages.
• Collaborates closely with title agents and escrow staff to ensure timely closings and to address inquiries related to the issuance of title commitment policies.
• Responds promptly to all calls and emails from all parties involved in the title transaction.
• Provides guidance to title insurance agencies regarding regulatory compliance.
• Designs and conducts seminars for title agents and others on real estate subjects and related topics.
• Develops written underwriting guidelines and memoranda as required.
• Acts as a liaison between the Underwriting Department and other departments within Westcor.
• Comprehensive knowledge of Real Estate Law and Underwriting of Real Estate Transactions in Texas or one of the adjacent four states, particularly concerning real estate.
• Minimum of 5 years of experience in title insurance, preferably in Texas or one of the neighboring four states.
• Familiarity with the regulations and procedures outlined in the Texas Basic Manual for Title Insurance, along with robust legal research skills using Westlaw or Lexis.
• Strong public speaking abilities and experience in creating and drafting PowerPoint presentations and outlines for professional education courses tailored for real estate agents, escrow officers, and attorneys.
• Capacity to collaborate effectively and make decisive actions through abstract thinking, innovative solutions, and proficient negotiation skills.
