This is a fully remote position, open to applicants in Mexico.
• Examine architectural, structural, civil, MEP, and consultant drawings to detect coordination problems, missing details, scope discrepancies, and constructability issues prior to field impact.
• Create trade-specific RFPs, bid packages, scope sheets, subcontract exhibits, and concise subcontractor scope language in accordance with project documentation.
• Identify eligible subcontractors and vendors, distribute bid packages, manage follow-ups, and ensure proposals are processed to completion.
• Evaluate subcontractor bids, reconcile exclusions and qualifications, and prepare clear recommendations to assist leadership in making informed award decisions.
• Confirm construction costs through market analysis, historical pricing, material quotes, subcontractor insights, and practical cost comparisons.
• Identify value-engineering opportunities that lower costs or schedule risks without unduly compromising quality or design intent.
• Draft RFIs and coordinate unresolved questions with designers, consultants, subcontractors, vendors, and internal construction leadership.
• Support project budgets, procurement timelines, tracking of long-lead items, trade cost summaries, allowances, contingencies, general conditions, and known risk factors.
• Assemble organized project handoff packages to ensure the superintendent and field team have clear scopes, drawings, assumptions, and decision history.
• As the role develops, assist active projects by managing RFIs, submittals, procurement, design coordination, budgets, change orders, meetings, closeouts, and action item logs.
• **Must-Have:**
• - Over 5 years of experience in construction preconstruction, estimating, project engineering, or project management.
• - Strong capability to read and interpret construction drawings, specifications, scopes of work, and trade sequencing.
• - Experience in preparing bid packages, leveling proposals, identifying scope discrepancies, and drafting clear scope narratives.
• - Ability to assess multiple drawing disciplines for coordination, completeness, constructability, and risk.
• - Excellent written communication skills for RFIs, bid instructions, subcontractor correspondence, meeting notes, and leadership summaries.
• - Working knowledge of project budgets, procurement, schedules, RFIs, submittals, change management, and construction documentation.
• - Comfort in working independently in a remote setting while remaining highly responsive, organized, and accountable.
• **Nice to Have:**
• - 7–10 years of construction experience with proven ownership of bid packages, scope development, budgeting, coordination, and project controls.
• - Familiarity with Bluebeam, Procore, Autodesk Construction Cloud, estimating software, or scheduling tools.
• - Experience in supporting restaurant tenant improvements, commercial renovations, façade work, utility upgrades, mixed-use projects, ADUs, or ground-up construction.
• - Understanding of Los Angeles construction markets, subcontractor pricing, permitting considerations, or local trade conditions.
• - Experience in reviewing subcontractor change-order requests and compiling backup documentation for leadership review.
