This is a fully remote position, open to applicants in United States.
• Secure and uphold legal rights for the occupancy and utilization of real property/land and facility colocation for TDS facilities and equipment prior to construction.
• Investigate permitting requirements and liaise with permitting authorities.
• Participate in meetings and undertake occasional fieldwork and travel.
• Define and estimate project scope, create tasks, and collaborate with professional service vendors to gather data and studies.
• Prepare, negotiate, submit, expedite, and secure permits for utility pole attachment, railroad crossings, and federal, state, county, and local requirements.
• Update and finalize records, GIS databases, and maps.
• Manage annual obligations, payments, bonds, insurance, and reporting duties.
• Research local regulations concerning easements and rights of entry.
• Ensure adherence to legal standards and TDS policies.
• Negotiate with private landowners to acquire surveys, legal descriptions, signatures, notarization, payments, and public recording.
• Assist with lease negotiations, alerts, payments, W9 issues, location challenges, ownership changes, records research, phone communications, and document preparation.
• Support special projects and initiatives.
• Facilitate operations including vendor and risk management, metrics, reporting, scheduling, communication, research, and customer service.
• Execute additional responsibilities assigned in alignment with organizational goals and objectives.
• Associate degree (or higher) –OR– 2+ years of professional work experience.
• 2+ years of experience in Voice, Data, or Video networking –OR– 6+ months of TDS Telecom technical internship experience.
• Proven experience in permitting processes.
• Desirable technical knowledge in Real Estate Law, Land Surveying, Project Management, GIS, Telecommunications, Engineering, Construction, and related fields.
• Capacity to quickly learn and understand complex tasks, assignments, customer inquiries, project documents, standards, plans, and maps.
• Capability to manage, schedule, resource, track, update, report, communicate status, expedite, complete, and finalize multiple tasks concurrently.
• Ability to work autonomously and/or collaboratively while meeting cost, time, quality, performance, and productivity expectations.
• Skill in prioritizing tasks and responsibilities while supporting team and organizational objectives.
• Proficiency in building professional relationships and negotiating fair and reasonable solutions with both internal and external stakeholders.
• Proficient in Microsoft Office applications, including Outlook, Excel, and Word.
• Familiarity with OneNote, SharePoint, PowerPoint, Access, Project, Clarity, Ariba, SAP, and AutoCAD is advantageous.
• Desirable skills in ESRI GIS software, including mapping records, maintaining geodatabases, writing Python scripts, and constructing complex queries, tools, and maps.
