This is a fully remote position, open to applicants in United States.
• Conduct comprehensive property walk-through evaluations and assessments of commercial MEP building systems across the nation. These assessments will encompass the review of:
• Mechanical (HVAC) systems, including Boilers, chillers, cooling towers, Air Handling Units (AHUs), Refrigeration systems, Cooling and Airflow Management systems, and Building Automation/Management systems (BAS/BMS).
• Plumbing systems, such as domestic water supply, sanitary waste, water heating systems, and stormwater systems.
• Electrical systems, including Switchgear, Distribution panel systems, wiring, lighting systems, emergency backup systems, and green energy systems (solar, EV charging stations).
• Fire Protection and Life Safety systems, comprising sprinkler/fire suppression systems, fire alarms, standpipes, emergency lighting, and smoke detectors.
• Vertical Transportation systems, such as conveyance systems, escalators, lifts, elevator machinery, controls, and cab finishes.
• Capability to lead either single-assessor or team PCA scopes in accordance with the most recent ASTM Standards within the designated due diligence timeline.
• Create detailed reports documenting findings for Property Condition Assessments (PCAs).
• Formulate proactive solutions and cost estimates to address physical deficiencies following ASTM Standards and specific client scopes of work.
• Proficiently communicate technical knowledge in a clear and accessible manner.
• Spearhead MEP-focused initiatives while offering mentorship and technical guidance to junior professionals regarding inspection protocols, technical standards, and PCA best practices.
• Collaborate with the broader Equity PCA team to ensure a thorough and integrated assessment delivery.
• Willingness to travel up to 50% of the time.
• Engage in ongoing professional education by participating in webinars/seminars, informational workshops, renewing licenses/certifications, and reviewing professional publications.
• Bachelor’s degree in engineering, project management, construction management, or a related field.
• PE License (strongly preferred).
• LEED AP, CMEPM, CEM (preferred).
• OSHA Certification (30 hours) is recommended.
• 5-10 years of demonstrated experience in conducting on-site surveys of commercial HVAC, Plumbing, Electrical, and fire suppression systems for Property Condition Assessments (PCAs).
• Strong knowledge of applicable building codes, standards, and regulatory requirements.
• Ability to work autonomously and efficiently upon receiving necessary directives.
• Willingness to travel within the USA and occasionally internationally.
• Valid Driver’s License and U.S. Passport (when necessary).
• Exceptional written and verbal communication skills.
• Proven ability to train junior technical staff.
