Maintenance Manager – 1099 Contractor

This is a fully remote position, open to applicants in United States.

📋 Description

• Oversee and manage all facets of property maintenance and repairs for a portfolio of single-family residences.

• Identify, evaluate, and maintain relationships with third-party contractors and service providers to guarantee quality workmanship, timely execution, and cost-effectiveness.

• Create and execute a preventive maintenance plan aimed at proactively addressing property upkeep and minimizing emergency repairs.

• Receive, prioritize, assign, and monitor maintenance requests utilizing our property management software.

• Perform regular property inspections (move-in, move-out, seasonal, and annual) to assess maintenance requirements and ensure compliance with lease agreements.

• Assist in the preparation and management of maintenance budgets, including the approval and tracking of expenses.

• Act as the primary point of contact for maintenance emergencies; coordinate responses for after-hours or urgent repairs.

• Ensure that all work complies with relevant building codes, safety regulations, and company standards.

• Supervise in-house maintenance personnel, assigning tasks and evaluating performance as necessary.

⛳️ Requirements

• Minimum of 5 years of experience in maintenance or facilities management, with at least 2 years in a supervisory capacity.

• Experience in residential property maintenance is highly preferred.

• Strong working knowledge of HVAC, plumbing, electrical systems, carpentry, and appliance repair.

• Proficient in property management or work order systems (e.g., AppFolio, Buildium, Propertyware, etc.) and the Microsoft Office Suite.

• A valid driver’s license is required; certifications in HVAC, plumbing, or other trades are advantageous.

• Excellent organizational, communication, and leadership abilities.

• Capability to prioritize and multitask in a dynamic work environment.

• Must be available for on-call duty on a rotational basis, including evenings and weekends.
