
Legal Counsel β Real Estate Development

This is a fully remote position, open to applicants in United States.
β’ Prepare, assess, and negotiate purchase and sale contracts, ground leases, development agreements, option contracts, and easements for data center locations.
β’ Provide counsel on land use, zoning, and permitting issues, collaborating with local attorneys and governmental authorities as necessary.
β’ Oversee title reviews, survey evaluations, and environmental due diligence for potential sites.
β’ Collaborate with the Site Selection Manager to assess legal risks and structuring alternatives early in the site selection process.
β’ Manage relationships with external real estate legal counsel, ensuring adherence to quality standards, cost efficiency, and alignment with company policies.
β’ Create and maintain standard agreement templates, negotiation strategies, and legal protocols for real estate transactions.
β’ Offer guidance to the business regarding utility easements, interconnection rights, and fiber access agreements.
β’ Assist the Finance and M&A teams with real estate components of capital transactions or corporate restructuring efforts.
β’ Ensure adherence to local, state, and federal real estate laws and regulations across various jurisdictions.
β’ Provide legal training and support to non-legal stakeholders concerning real estate risk management.
β’ Juris Doctor (J.D.) from an accredited law school; must be admitted to a U.S. state bar.
β’ 5β10 years of experience in real estate law, ideally encompassing both law firm and in-house experience.
β’ Significant experience with commercial real estate transactions, including large-scale land acquisitions, ground leases, and development agreements.
β’ Strong preference for familiarity with industrial, data center, or infrastructure real estate.
β’ Proven ability to manage multiple complex transactions concurrently in a fast-moving environment.
β’ Excellent negotiation capabilities, with a knack for balancing legal risks and business goals.
β’ Superb communication skills, enabling clear and effective advice to non-lawyer stakeholders.
