Healthcare Construction Project Manager

This is a fully remote position, open to applicants in United States.

📋 Description

• Act as the primary leader responsible for the execution of assigned projects.

• Create project schedules and implement them according to the established plan.

• Supervise the construction process, which includes scheduling vendors, tracking progress, and providing progress updates.

• Assess and review the overall condition of the project site as it pertains to current or future projects.

• Ensure compliance with Medical Center policies, OSHA standards, and federal, state, local regulations, along with Joint Commission requirements.

• Guarantee that best practices for Infection Control Risk Assessment (ICRA) and Interim Life Safety Measures (ILSM) are adhered to for pathogen containment, airflow control, means of egress, and patient protection.

• Oversee the selection, scope of work, procurement, quality, and payment processes for project materials, vendors, and subcontractors.

• Negotiate, prepare, and issue subcontract agreements.

• Confirm that assigned projects are completed accurately, punctually, billed within budget, and comply with contract scope.

• Ensure that project personnel and subcontractors follow all safety standards, internal policies, and health and safety requirements of the US Army Corps of Engineers.

• Comprehend project and contract scopes; actively seek growth opportunities that aid the client in achieving desired outcomes.

• Assist in preparing and approving cost estimates, contract terms and conditions, and technical responses to client inquiries, bids, and proposals.

• Ensure that Technicians, subcontractors, and other site personnel fulfill assigned tasks according to established standards and effectively communicate the services rendered and completion criteria to clients.

• Complete accurate and timely project billing to achieve profitability objectives and maintain positive cash flow.

• Analyze financial reports and project schedules to proactively identify potential issues.

• Communicate project progress, challenges, and financial status to leadership as necessary.

• Provide regular project status updates, along with monthly forecasts for revenue, costs, and gross margins.

• Manage risks, develop project recovery plans, and resolve conflicts to minimize escalation.

• Ensure that project document controls and deliverables meet contract requirements and Johnson Controls standards.

• Manage the selection, ordering, and delivery timelines of materials needed for assigned projects.

• Coordinate customer training requirements.

• Perform additional duties as assigned.


⛳️ Requirements

• Over 10 years of progressive experience in the construction sector, particularly in the renovation of healthcare facilities, with a demonstrated ability to manage all phases of healthcare construction.

• Technical expertise and experience in working with commercial or industrial MEP, HVAC mechanical systems, and/or HVAC BAS controls (DDC), including evaluation of contractual scope, specification interpretation, change order management, basic design, and installation standards.

• Management experience with projects related to Mechanical Retrofits, HVAC controls, BAS management, Fire management, and/or Electronic Security management systems.

• Capable of executing complex renovation and upgrade projects in operational healthcare settings.

• Proficient in Project Management software and financial accounting systems.

• Familiarity with Microsoft Project is preferred.

• Experience managing project financials, including P&L management.

• Must be a U.S. citizen capable of obtaining and maintaining necessary government security clearances and/or badges required for work on U.S. military bases (this entails background, character, criminal history, employment, and credit checks).

• Ability to reside in Japan on a full-time basis.
