Healthcare Construction Project Manager

This is a fully remote position, open to applicants in Japan.

📋 Description

• Act as the primary leader for the execution of assigned projects.

• Create project schedules and implement them as planned.

• Supervise the construction process, including vendor scheduling, progress monitoring, and the provision of progress reports.

• Assess and review the general condition of the project site in relation to current or future projects.

• Guarantee project adherence to Medical Center policies, OSHA standards, as well as federal, state, local regulations, and Joint Commission requirements.

• Ensure compliance with Infection Control Risk Assessment (ICRA) and Interim Life Safety Measures (ILSM) best practices.

• Oversee the selection, scope of work, procurement, quality, and payment processes for project materials, vendors, and subcontractors.

• Negotiate, prepare, and issue subcontracts.

• Confirm that assigned projects are completed accurately, on schedule, billed within budget, and within the scope of the contract.

• Follow all safety standards, internal policies, and requirements set by the US Army Corps of Engineers regarding health and safety.

• Grasp project and contract scopes; actively seek growth opportunities that will assist the customer in achieving desired results.

• Aid in the preparation and approval of cost estimates, contract terms and conditions, and technical responses to client inquiries, bids, and proposals.

• Ensure that Technicians, subcontractors, and other site personnel execute assigned tasks according to established standards and communicate services performed to customers.

• Provide timely and accurate project billing to maintain profitability objectives and positive cash flow.

• Evaluate financial reports and project schedules to proactively identify potential issues.

• Communicate project progress, issues, and financial status to leadership as necessary.

• Deliver periodic project status updates, along with monthly revenue, cost, and gross margin forecasts.

• Manage risks, formulate project recovery plans, and resolve disputes to minimize escalation.

• Ensure project document controls and deliverables meet contract requirements and Johnson Controls standards.

• Oversee the selection, ordering, and delivery schedules of materials for assigned projects.

• Coordinate customer training requirements along with other assigned duties.


⛳️ Requirements

• A minimum of 10 years of progressive experience in the construction sector.

• Experience in renovating healthcare facilities such as hospitals and medical centers.

• Proven expertise in managing all phases of healthcare construction.

• Technical proficiency and experience in commercial or industrial MEP.

• Experience with HVAC mechanical systems and/or HVAC BAS controls.

• Management experience with projects involving Mechanical Retrofits, HVAC controls, BAS management, Fire management, and/or Electronic Security management systems.

• Capable of executing complex renovation and upgrade projects in operational healthcare environments.

• Proficient in Project Management software and financial accounting systems.

• Experience in managing project financials, specifically P&L management.

• Must be a U.S. citizen with the ability to obtain and maintain necessary government security clearances and/or badging as required for work on a U.S. military base.
