This is a fully remote position, open to applicants in United States.
• Formulate and implement the real estate strategy for the company to facilitate franchise expansion objectives.
• Collaborate with franchise development teams to pinpoint target markets through demographic and market analysis.
• Support franchisees in market planning and territory assessments.
• Perform site selection evaluations utilizing demographic, traffic, and competitive information.
• Assess Letters of Intent (LOIs), leases, and site plans for adherence to company standards.
• Lead the Real Estate Committee process: compile and present site acceptance packages, ensuring a consistent and predictable acceptance rhythm.
• Advise on the acceptance or rejection of potential locations.
• Continuously enhance and standardize processes and documentation related to site selection, negotiations, and committee approvals.
• Act as the main real estate advisor during the franchise site selection and lease negotiation phases.
• Instruct franchisees on the company's real estate processes, timelines, and expectations throughout each development stage.
• Liaise with franchisees, commercial brokers, landlords, attorneys, architects, and contractors.
• Provide negotiation assistance to franchise partners to secure favorable lease conditions and tenant improvement allowances.
• Ensure lease agreements are in line with company standards and franchise requirements.
• Investigate emerging markets and assess expansion opportunities.
• Keep track of trends in commercial real estate, rental rates, and competitive activities.
• Monitor all real estate projects throughout the development pipeline.
• Maintain precise project documentation and timelines.
• Ensure compliance with franchise agreements and corporate standards.
• A Bachelor’s degree in Business, Real Estate, Finance, or a related discipline is preferred.
• 7–10 years of experience in commercial real estate.
• Experience in the franchise or multi-unit retail/service industry is preferred.
• Background in lease negotiations and LOI preparation.
• Familiarity with demographic analysis and market planning.
• Strong knowledge of retail site selection processes.
• Exceptional negotiation and relationship-building skills.
• Strong project management capabilities.
• Ability to handle multiple development projects at the same time.
• Proficient in Microsoft Office Suite and CRM/project management software.
• Willingness to travel up to 40% of the time.
