This is a fully remote position, open to applicants in Canada.
• Conduct independent reviews of client documentation in preparation for and during the inspection process (including drawings, studies, maintenance logs, etc.).
• Carry out visual inspections of building assets utilizing professional expertise and judgment to assess the physical condition of foundations, structures, exterior envelopes, stairs, hardscapes, interior finishes, and conveyance systems. Inspections may also involve checking for compliance with client standards, accessibility, fire and life safety codes, energy regulations, and sustainability evaluations.
• Collaborate and interact with client facilities management personnel to gather essential information relating to facility operations, investments, and functional requirements.
• Utilize company-provided documentation systems to record findings while on-site, offering justification for the assessment of the physical condition.
• Create cost estimates for facility replacement expenses and/or corrective actions, making appropriate use of existing data libraries and occasionally researching costs with vendors.
• Record findings within Gordian’s asset management and capital planning software in partnership with other members of the assessment team.
• Ensure individual quality assurance by maintaining the completeness and accuracy of findings in line with project scope in preparation for reporting and presentations.
• Address client inquiries by offering additional clarification and guidance to support your assessment findings.
• An associate's or bachelor's degree in Architectural Engineering, Architecture, or Facility/Construction Management, or a combination of equivalent experience.
• At least 5 years of experience in one or more of the following areas: facility assessment or inspection, facility operations, design, or property management.
• Familiarity with researching and applying relevant building codes and standards applicable to existing structures.
• Experience in conducting quantity surveys and estimating replacement values using RS Means or other construction cost databases.
• Proven experience in evaluating facility/system conditions and performing lifecycle analyses to identify deficiencies along with corrective cost estimates.
• Proficient with computers and mobile technology, including Microsoft Office products (Teams, Word, Excel), various web browsers, etc.
• Ability to demonstrate clear written and verbal communication skills.
• Strong attention to detail and a keen eye for accuracy.
• Technical certifications, professional registrations, and government clearance are advantageous.
• Multi-disciplinary knowledge encompassing architectural, structural, mechanical (HVAC and plumbing), electrical, and/or site utilities is a plus.
