This is a fully remote position, open to applicants in Texas.
• Perform environmental due diligence tasks on telecommunications and commercial real estate initiatives, focusing mainly on Phase I Environmental Site Assessments, Phase II ESAs, NEPA Review Reports, and various environmental assessment services.
• Execute site inspections of wireless communication facilities and commercial properties.
• Analyze historical documents, environmental and regulatory databases, governmental records, regulatory agency files, topographic maps, Sanborn fire insurance maps, city directories, and aerial imagery.
• Synthesize gathered information and prepare standardized reports in compliance with ASTM E-1527-21 (AAI).
• Carry out initial evaluations for threatened or endangered species, critical habitats, National Wetland Inventory Maps, FEMA Flood Insurance Rate Maps, and associated environmental factors.
• Communicate with Tribal, federal, state, and local agencies according to FCC Rules Title 47 CFR Part 1, Subpart I, sections 1.1301–1.1319.
• Draft template NEPA reports.
• Travel to project sites and meticulously document findings with notes and photographs 2–4 days each week.
• Conduct interviews and review files from regulatory agencies.
• Execute QA/QC procedures, address requested modifications, and submit reports within established deadlines.
• Gather samples of potentially contaminated subsurface media, including soil, groundwater, soil vapor, and/or indoor air.
• Evaluate analytical contaminant data against relevant regulatory standards.
• 0-2 years of practical experience in conducting environmental due diligence for telecommunications and commercial real estate projects.
• Bachelor’s degree or higher in Biology, Environmental Science, Geology, Geography, or related disciplines.
• Strong attention to detail.
• Excellent work ethic.

• Proficient computer skills.
• Ability to work independently.
• Dedication to achieving excellence.
• Proficiency in Microsoft Office, including Word, Excel, and PowerPoint.
• Knowledge of Phase I Assessments (ASTM E1527).
• Familiarity with Phase II Assessments (ASTM E1903).
• Preferred: Experience with NEPA/Section 106 Assessments.
• Preferred: 40-Hour HAZWOPER Certification.
• Preferred: Experience in mold assessment/indoor air quality (IAQ).
• Preferred: Licensed Asbestos/Lead-based paint Inspector.
• Preferred: Transaction Screen Assessments (ASTM E1528).
• Preferred: Property Condition Assessments (ASTM E2018).
• Preferred: Record Search with Risk Assessments (SBA SOP 50 10 6).
• Preferred: Environmental Professional (EP) certification.
• Preferred: Experience with Wetland Delineations.
