This is a fully remote position, open to applicants in Missouri.
• Conduct thorough reviews of environmental reports to evaluate the environmental conditions of properties, their regulatory compliance status, and future requirements, alongside identifying gaps in site conceptual models that necessitate further investigation and remediation.
• Create work scopes for environmental investigations and remediation in collaboration with environmental consultants, oversee their performance, and analyze the outcomes.
• Provide insights to support property transaction decisions regarding environmental liabilities and risks, development limitations, as well as construction requirements and expenses.
• Collaborate with regulatory agencies, legal representatives, and property stakeholders including sellers, buyers, investors, and lenders concerning NorthPoint's environmental investigations, remediation efforts, reporting, and compliance.
• Offer guidance to construction teams and contractors on suitable protocols for earthwork, the management of impacted materials, ensuring site-worker safety, complying with permits, and implementing soil management plans.
• Aid in formulating budget estimates for environmental costs within comprehensive redevelopment project proformas.
• 5 to 10 years of relevant experience in various consulting or corporate roles:
• Conducting environmental due diligence on brownfield properties undergoing remediation or redevelopment under diverse state and federal regulatory frameworks.
• Designing and managing environmental investigation programs for soil, groundwater, surface water, soil vapor, and sediments, including experience with emerging contaminants such as PFAS/PFOS.
• Identifying and assessing potential subsurface remediation methods with regard to their anticipated effectiveness, costs, and timelines.
• Familiarity with the requirements for investigating, remediating, monitoring, and reporting on brownfield properties under regulatory programs like CERCLA, RCRA, and state voluntary cleanup initiatives.
• Developing soil management and corrective measure implementation plans to oversee construction and remediation work on contaminated sites.
• Evaluating, designing, and installing vapor intrusion mitigation systems.
• Managing multiple projects and teams concurrently in a dynamic environment with varying site conditions, geographical contexts, complexities, and stages of acquisition and construction.
• Understanding best practices in horizontal development on contaminated sites related to underground utility installation, grading and earthwork, worker safety, managing contaminated materials, configuring stormwater basins, vapor intrusion mitigation, and constructing building pads and foundations.
• Exceptional verbal and written communication skills, with the ability to simplify and present complex technical data to both internal and external stakeholders.
• Knowledge of current state and federal environmental regulations applicable to data center development, including air emissions, wastewater discharges, stormwater management, waste handling, and water extraction.
• Ability to operate with a self-directed, client-focused approach in a fast-paced setting with competing priorities, while engaging with a diverse range of internal and external stakeholders.
