This is a fully remote position, open to applicants in Illinois, +4 more states.
• Conduct thorough evaluations of environmental reports to determine the environmental conditions of properties, assess regulatory compliance, identify future requirements, and pinpoint gaps in site conceptual models that necessitate further investigation and remediation.
• Create scopes of work for environmental investigations and remediation in collaboration with environmental consultants, oversee their performance, and analyze the results.
• Provide support for property transaction decisions by offering insights into environmental liabilities and risks, development constraints, and associated construction requirements and costs.
• Collaborate with regulatory agencies, attorneys, property sellers, buyers, investors, and lenders regarding NorthPoint’s environmental investigations, remediation efforts, reporting, and compliance matters.
• Advise construction teams and contractors on best practices for earthwork, management of impacted materials, site-worker safety, compliance with permits, and soil management strategies.
• Assist in formulating budget estimates for environmental-related expenses as part of overall redevelopment project proformas.
• 5 to 10 years of relevant experience in consulting or corporate roles, specifically:
• Conducting environmental due diligence on brownfield properties undergoing remediation or redevelopment across various state and federal regulatory frameworks.
• Designing and overseeing environmental investigation programs addressing soil, groundwater, surface water, soil vapor, and sediments, including familiarity with emerging contaminants such as PFAS/PFOS.
• Assessing and recommending potential subsurface remediation strategies based on expected effectiveness, costs, and project timelines.
• Knowledge of the requirements for investigating, remediating, monitoring, and reporting on brownfield properties under regulatory programs such as CERCLA, RCRA, and state voluntary cleanup initiatives.
• Developing soil-management and corrective-measures implementation plans to regulate construction and remediation efforts on contaminated sites.
• Evaluating, designing, and installing vapor intrusion mitigation systems.
• Managing multiple projects and teams simultaneously in a dynamic environment, dealing with a diverse array of site conditions, geographical areas, complexities, and stages of acquisition and construction.
• Understanding best practices for horizontal development on contaminated sites, including underground utility installation, grading and earthwork, worker safety, managing contaminated materials, stormwater basin configuration, vapor intrusion mitigation, and foundation construction.
• Exceptional verbal and written communication skills, with the ability to simplify and present complex technical information to both internal and external stakeholders.
• Familiarity with current state and federal environmental regulatory programs relevant to data center development, including air emissions, wastewater discharges, stormwater discharges, waste management, and water withdrawal.
• Demonstrated ability to work with a self-directed, client-oriented approach in a fast-paced environment with competing priorities, while engaging with a diverse range of internal and external stakeholders.
