This is a fully remote position, open to applicants in Pennsylvania.
• Negotiate, coordinate, and execute real estate transactions for new store openings, relocations, and renewals.
• Analyze trends in the real estate market and communicate findings to senior management.
• Identify potential site locations that align with budgeted expenditures and profitability forecasts.
• Assess demographics, competition, location, and business potential for site acquisitions.
• Prepare and present information regarding store acquisitions to executive leadership.
• Negotiate rental agreements, terms, and capital contributions for prospective stores.
• Oversee the selection process for new site locations.
• Collaborate with Real Estate counsel on lease agreement negotiations.
• Conduct the necessary due diligence prior to lease execution.
• Cultivate strong relationships with Construction, Facilities, Operations, and Executive teams.
• Ensure site selections adhere to company budget constraints.
• Support Construction Project Managers with permits, landlord consents, and store build-outs.
• Develop relationships with real estate brokers, property owners, landlords, and leasing agents.
• Undertake additional responsibilities and tasks as assigned.
• A bachelor’s degree in accounting, finance, business administration, or a related field in real estate is required.
• A minimum of 10 years of prior experience in retail real estate with a national or regional shopping center owner, retailer, or restaurant chain is required.
• Strong skills in analysis, prioritization, interpersonal relations, and negotiation.
• Proficient in Microsoft Office applications, including Word, Excel, and PowerPoint.
• Familiarity with Adobe Acrobat.
• Experience with Kalibrate or similar software.
• Knowledge of lease administration platforms such as MRI.
• Capability to work independently while fostering strong working relationships.
• Ability to adapt quickly to changes in direction within a fast-paced work environment.
• Willingness to travel 50% of the time throughout the Midwest region.
• Capability to sit at a desk and operate a computer for extended periods.
• Ability to see, hear, and speak on a regular basis.
• Proficient in gripping, reaching, and pinching with arms and hands frequently.
• Ability to bend and twist occasionally.
• Capacity to work in a constant state of alertness and in a safe manner.
