📋 Description

• Execute significant, strategic transactions tailored to meet ShipBob’s operational and commercial requirements.

• Develop and enhance comprehensive cost and profit models based on engineering designs and process-level staffing needs that inform long-term Partner investment decisions.

• Collaborate with various teams (Pricing, Forecasting, Operations, etc.) to oversee and sustain operator profitability, ensuring that partner economics are viable and incentives align with ShipBob’s growth objectives.

• Carry out strategic real estate transactions, leveraging experience and comfort with innovative economic structures suited to ShipBob’s distinctive operational and commercial needs.

• Create and advocate for inventive economic frameworks—such as performance-based incentives, adaptable lease structures, and revenue-sharing agreements—that fulfill our dynamic and evolving business requirements.

• Work closely with Legal, Finance, and Operations teams to craft partner agreements that safeguard ShipBob’s interests and promote operational excellence.

• Collaborate cross-functionally with Topology, Engineering, and Forecasting teams to ensure real estate decisions are informed by operational requirements and long-term network strategy.

⛳️ Requirements

• Over 7 years of experience in commercial real estate, specifically in large-scale industrial, warehouse, or logistics properties. A proven record of leading transactions involving sites ranging from 100,000 to over 1 million sq ft is essential.

• Strong proficiency with commercial and warehouse real estate market intelligence platforms, including CoStar and LoopNet. Must be capable of independently sourcing buy-side market data, interpreting regional pricing trends, and confidently establishing market-rate benchmarks in various regions—without solely relying on broker guidance.

• A commercially self-sufficient operator with sound financial judgment—able to translate engineering and process inputs into actionable cost and investment insights. Responsible for detailed cost breakdowns and applying payback, NPV, and ROIC analyses to guide real capital and operating decisions, beyond theoretical modeling.

• Proven experience in negotiating industrial lease agreements and CapEx commitments, both independently and with broker representation. A solid understanding of lease terms, including tenant improvement (TI) structures, capital improvement terms, and free rent periods, is required.

• Expertise in structuring innovative and unique economic terms to support ShipBob’s asset-light model, including third-party capital arrangements, performance-based incentive structures, revenue-sharing mechanisms, and other unconventional deal frameworks that align with our dynamic business needs.

• Solid understanding of profitability drivers for operators in logistics and fulfillment environments. Experience with or exposure to large-scale third-party logistics providers (3PLs) is a significant advantage (e.g., GXO Logistics, Ryder Systems, CEVA Logistics, NFI Industries, etc.).

• Comfort in operating within both domestic US and international real estate contexts, with the flexibility to support ShipBob’s global expansion efforts as necessary.

• A proven history of taking ownership and delivering results on large, strategic transactions, particularly in ambiguous or rapidly changing environments where there is no established playbook.

• Exceptional written and verbal communication skills with the ability to present work and recommendations to senior leadership and cross-functional stakeholders.
