This is a fully remote position, open to applicants in Alabama.
• Lead the design of projects from the initial phase (site acquisition) through to design and construction.
• Create owner project requirements (OPR) and facilitate initial space planning efforts along with schematic design.
• Act as DLB's representative during site visits, including conducting existing condition surveys and punchlist reviews.
• Assess and review subcontractor proposals, providing insights and recommendations for contract awards.
• Oversee pre-construction activities, encompassing project initiation, kickoff, RFIs, and submittals.
• Coordinate the forecasting of resources and materials.
• Develop, manage, and track project schedules.
• Facilitate project meetings.
• Coordinate and execute QA/QC plans and specifications to confirm project completion aligns with the scope and relevant guidelines.
• Supervise and coordinate the activities of subconsultants.
• Formulate cost and time schedules for proposed work with input from the project team, assigning and scheduling tasks for team members.
• Oversee or coordinate start-up, cutover, pre-functional or functional testing, and project closeout.
• Prepare, predict, and supervise project budgets, ensuring profitability, margins, bill rates, and utilization, while maintaining accountability for project profitability.
• Communicate with clients regarding additional fees or change orders as necessary.
• Identify potential project risks and devise strategies to mitigate impacts and control deviations from estimated costs and deadlines.
• Responsible for developing cost schedules and schedules of value for client progress billing.
• Spearhead the preparation of proposals, presentations, and the overall marketing initiatives of the firm.
• Promote the firm, its services, and expertise to both existing and potential clients.
• Foster client relationships to maintain a positive rapport and collaborate with clients to identify and develop new projects.
• Serve as the primary contact for clients, building effective long-term relationships.
• Ensure client satisfaction through proactive communication.
• Review and disseminate daily reports.
• Responsible for project contract administration.
• Manage personal and project hours utilizing company tools.
• Generate and complete departmental reports.
• Ensure timely completion of assigned tasks and deliverables within budget.
• A bachelor's degree (B.A. / B.S.) in engineering, construction, or a related field.
• Two additional years of experience in a related field may substitute for the degree.
• At least eight years of experience in a related field.
• Familiarity with industry trends, project management, construction procedures, and best practices.
• Understanding of MEP/FA/FP trades and their general requirements.
• Knowledge of business and management principles related to strategic planning, resource allocation, leadership techniques, production methods, and coordination of personnel and resources.
• Proficient in construction methods, materials, and tools for mission-critical commercial buildings and other structures.
• Awareness of the Method of Procedure (MOP) process and work notifications.
• Proficient in creating drawings and visual aids using AutoCAD and/or Revit.
• Proficient in using the MS Office Suite (Excel, Word, Outlook, PowerPoint, Teams).
• Experienced with construction management software such as Procore.
• Adept at completing assignments accurately and with meticulous attention to detail.
• Skilled in managing both personnel and material resources.
• Strong organizational abilities with the capability to handle multiple tasks concurrently.
• Ability to effectively plan and delegate tasks to others.
• Ability to adhere to company and site safety regulations.
• Capable of analyzing and preparing documents, reports, and correspondence.
• Effective communicator in both oral and written forms, conveying technical and non-technical information.
• Competent in communicating directly with clients and occasionally serving as their primary point of contact.
• Ability to work collaboratively as part of a team as well as independently with moderate supervision.
• Ability to perform under pressure and meet tight deadlines.
• Capable of working independently and collaboratively with both onsite and remote team members.
• Able to effectively plan and delegate tasks to others.
• Proficient in analyzing complex information and developing plans to address issues.
