• Create deal structures that effectively balance valuation, risk, market conditions, property conditions, and conversion potential.
• Offer expert advice to sales, transaction teams, and General Managers to tackle underwriting inquiries and ensure that all deals yield positive and profitable results for both customers and Homeward.
• Employ creative problem-solving and sound judgment within buy-box guidelines to address challenges and effectively mitigate risks.
• Assess property values based on condition, necessary repairs, and market trends to ensure pricing accuracy in alignment with financing standards.
• Leverage market insights, economic data, and knowledge of product lifecycles to influence pricing strategies and enhance profitability.
• Review inspection reports to pinpoint essential structural, mechanical, or cosmetic repairs and renovations.
• Identify repair solutions that balance customer retention with risk mitigation, including negotiations regarding repairs versus credits.
• Validate repair photos and receipts, ensuring adherence to contract terms and quality standards.
• Collaborate with finance, sales, customer service, and operations teams to streamline processes and effectively close deals.
• Guide team members on valuation methodologies, repair standards, and best practices to enhance overall team performance.
• Fulfill Service Level Agreements (SLAs) for property assessments, repairs, and customer service responsibilities.
• Remain informed about industry trends and regulations to ensure compliance and proactively manage associated risks.
• Support pre-inspection valuations and provide weekend availability as necessary to facilitate smooth operations.
• Bachelor’s degree in Business, Finance, Real Estate, or a related discipline; an advanced degree is preferred.
• Over 3 years of combined experience in residential property underwriting, valuations, inspection reviews, or related areas, demonstrating expertise in evaluating property risks, values, and market trends within the real estate sector.
• Proficient in reviewing various inspection reports, including residential, electrical, plumbing, well, septic, WDI, roof inspections, and more.
• Knowledgeable about conventional lending standards and various types of repairs, with the capability to estimate repair costs when exact quotes are unavailable.
• Strong grasp of unit economics and product lifecycle processes.
• Exceptional analytical skills, with the ability to translate data insights into actionable strategies while balancing business growth with risk management.
• Outstanding written and verbal communication abilities, facilitating effective interaction with stakeholders and cross-functional teams.
• Skilled in time management and organization, ensuring efficient task execution and compliance with deadlines.
• Self-motivated individual with a passion for the real estate industry, demonstrating initiative and the capability to achieve objectives independently.
• Possess an entrepreneurial spirit, solution-oriented mindset, and adaptability to navigate ambiguous and rapidly evolving environments without predefined solutions.
• Strong judgment and decision-making capabilities to effectively balance risk mitigation with business opportunities.
• Compensation: $86,500 base + variable earnings
