📋 Description

• Responsible for ensuring the effective implementation of annual construction enhancement projects (capital expenditures) from initial concept through to completion.

• This role involves overseeing, managing, and planning intricate projects, including assessing and recommending improvements that add value.

• Track project advancement, establish, and comply with deadlines.

• Act as a representative of Westport Properties to current and prospective partners, investors, and vendors.

• Manage daily vendor scheduling, obtain construction project proposals, draft contracts, and oversee expense budget management.

• Formulate site improvement strategies through direct oversight of the Director of Facility Services for all new and existing properties, evaluated on a market-by-market and site-by-site basis.

• Develop and sustain a network of vendors and general contractors across various states and regions.

• Oversee vendor administration, including onboarding, compliance, scheduling, document management, and project closure, which includes handling insurance certificates, new vendor training, and software system compliance.

• Assist in the creation of annual facility capital improvement budgets by evaluating proposed and suggested tasks and providing a forecast of expenditures for projects.

• Manage and coordinate the due diligence process for new and acquisition properties, including the preparation of capital expenditure forecasts.

• Report on property conditions and provide timely insights to the Acquisitions and Operations teams regarding a property's physical and operational status.

• Work to identify and adhere to all federal, state, local, industry, contractual, and company regulations, standards, specifications, and best practices.

• Ensure the consistent application of Westport Properties' operational standards, policies, and procedures.

• Conduct risk assessments; communicate identified risks to management and provide recommendations for risk mitigation.

• Maintain high levels of communication and follow-up with all organizational levels.

• Provide emergency response as necessary.

• Utilize the company’s construction management platform for planning and organizing initiatives and projects.

• Identify and relay opportunities for enhancing systems, processes, methodologies, and training to boost efficiency and personnel development.

• Serve as a point of contact for third-party owners and asset managers for joint venture partners.

• Must manage multiple construction projects in a dynamic and fast-paced environment.

• Valid driver's license.

• Demonstrated ability to consistently meet and surpass performance standards.

• Strong analytical and problem-solving capabilities.

• Ability to prioritize multiple projects while handling numerous interruptions.

• Capable of working effectively under pressure and meeting deadlines consistently.

• Ability to work independently with minimal supervision.

• Must be able to fulfill some physical demands of the job.

• Willingness to travel to various states to oversee projects and connect with vendors.

• Ability and readiness to work remotely and adapt to new environments.

• Excellent written and verbal communication skills.

• Strong computer proficiency, particularly in Microsoft Office Suite: Word, Outlook, and Excel.

• Highly organized, with the ability to track progress across multiple concurrent projects.

• Capability to understand and adhere to company policies while staying updated on relevant industry standards.
