This is a fully remote position, open to applicants in California.
• Lead the technical pre-lease due diligence for prospective data center locations, addressing aspects such as power, land, utilities, entitlements, environmental considerations, geotechnical factors, and civil limitations.
• Establish investigation priorities and validate findings to respond to questions from the transaction team.
• Oversee reviews of developers' budgets, pricing for long-lead equipment, reimbursable cost exhibits, and schedules.
• Manage risk assessment for each site, which includes grading findings, designating owners, quantifying exposure, and driving mitigation efforts to completion.
• Elevate critical findings that have significant impacts along with recommended solutions.
• Act as the primary point of contact for the client throughout the deal cycle.
• Summarize findings for decision-makers and provide technical insights for term sheet and lease negotiations.
• Define, direct, and oversee third-party consultants while reviewing deliverables for quality assurance.
• Handle daily interactions among internal teams, developers, and client groups.
• Keep track of diligence status, open issues, decisions made, and outstanding risks throughout the portfolio.
• Generate lease-execution handover documentation and facilitate the transfer of sites to delivery teams.
• Create standardized diligence procedures, checklists, and templates as deal volume increases.
• Comply with relevant SOX control responsibilities.
• At least 10 years of pertinent experience.
• Experience in data center development, mission-critical facilities, or complex technical and hyperscale buildings.
• Solid understanding of data centers, including power, cooling, and long-lead equipment.
• Capability to analyze developer cost and schedule submissions and identify critical-path risks.
• Comprehensive knowledge of program and risk management methodologies and best practices.
• Ability to manage multiple deals simultaneously and make swift decisions despite incomplete information.
• Self-motivated individual who can quickly adapt and work independently.
• Proficiency in reading, comprehending, and communicating contract requirements, construction drawings, and specifications.
• Skill in interpreting construction techniques.
• Exceptional written and verbal communication abilities.
• Technological proficiency, including Microsoft Office Suite and Google Workspace.
• Understanding of and adherence to site HSSE policies.
• A degree is not mandatory.
