This is a fully remote position, open to applicants in Missouri.
• Oversee and assess the financial performance of each assigned asset on a quarterly, annual, or as-needed basis, addressing significant operational performance challenges related to the property.
• Accelerate the collection of overdue deliverables by reaching out to property owners and managers.
• Build and sustain positive working relationships with internal and external stakeholders, including operating partners, property managers, and equity partners.
• Maintain and refresh data points in various spreadsheets and online platforms.
• Analyze and interpret data gathered from properties to ensure compliance with internal metrics.
• Prepare monthly, quarterly, and annual reports for supervisors, which are ultimately presented to senior leadership, and provide updates to leadership as necessary.
• Conduct site visits upon request.
• Monitor projects that are under construction and in lease-up to ensure adherence to budgets and schedules that have been underwritten.
• Assess the risk of assigned assets on a quarterly basis and develop a proactive plan to address any property placed on the watch list.
• Review and analyze documentation that supports capital contribution installments, making recommendations regarding whether benchmarks have been achieved, including debt service coverage ratio, stabilization, and economic/physical occupancy calculations.
• Address partner requests and modifications to partnership agreements for approval.
• Analyze lease-up processes to determine initial year credits and calculate recommendations for leadership on equity adjusters.
• Monitor and review tax returns and tax credit eligibility documents from partnerships.
• Perform additional tasks as directed.
• Proficient understanding of LIHTC Compliance requirements.
• Capacity to independently interpret data, identify inconsistencies or non-compliance, and make recommendations to leadership.
• Exceptional verbal and written communication skills.
• Strong organizational skills and meticulous attention to detail.
• Ability to manage multiple tasks and prioritize responsibilities as necessary.
• Strong time management skills with a documented ability to meet deadlines.
• Effective team player.
• Robust analytical and problem-solving abilities.
• Capability to maintain confidentiality and exercise discretion and sound judgment.
• Competence in Microsoft Office Suite or similar software.
• Bachelor’s degree in commercial real estate or finance, or equivalent experience in asset management.
• Minimum of five years of experience in one or a combination of the following: commercial real estate, low-income housing tax credit investment, or asset management.
