This is a fully remote position, open to applicants in California.
• Manage all relationships with property owners: Establish rapport, anticipate their needs, and proactively resolve issues before they become formal requests.
• Foster strong tenant relationships through proactive communication, effective renewal management, and skillful handling of challenging conversations.
• Regularly review property financials to ensure sufficient operating cash and reserves are maintained.
• Prepare annual budgets and monitor actual expenses to ensure they remain within budgetary limits.
• Review and authorize operating expenses in accordance with company policy.
• Assist in identifying CAM expenses, review CAM reconciliations, and address tenant inquiries regarding CAM.
• Solicit bids, negotiate, and present recommendations for tenant improvements, repairs, and renovations.
• Supervise approved construction projects from initiation to completion, ensuring they stay within scope, budget, and timeline.
• Identify and troubleshoot operational challenges, recommend improvements, and present these recommendations to management.
• Accurately interpret and apply commercial lease terms, CAM provisions, and lease calculations.
• Provide support to the leasing team and brokers during negotiations, including scoping and costing tenant improvements.
• Ensure lease compliance is enforced and manage any delinquency issues.
• Conduct regular property visits and inspections to confirm maintenance standards and the functionality of building systems.
• Handle after-hours emergency calls and coordinate vendor dispatch in collaboration with the Operations team.
• Ensure completion of work orders and accurate documentation of property conditions.
• 2-5 years of experience in commercial property management.
• Reliable transportation and possession of a valid Driver’s License.
• Preferred working knowledge of operating costs, budgeting, and related expense management.
• Federal Holidays: We observe all 11 Federal Holidays and close our office on these days.
• Vacation PTO: You will earn 15 days of vacation PTO in your first year, increasing to 20 days thereafter.
• Sick PTO: We offer a standard 5 sick PTO days per year.
• Windsor Days PTO: Including Federal Holidays, Vacation PTO, and Sick Days, you will have 31 guaranteed vacation days in your first year, rising to 36 days in your second year.

• FSA Medical: We provide an FSA Medical care option, allowing participation up to the federal maximum of $3,400.
• Life Insurance: Employer-sponsored life and long-term disability plans are available, including a guaranteed coverage level. Participation means you pay the premiums on a pre-tax basis.
• Long Term Disability: Benefit Amount: 60% of monthly earnings prior to disability, up to a maximum of $10,000 per month.
