This is a fully remote position, open to applicants in United States.
• Provide project management assistance for site selection, encompassing scheduling, progress monitoring, and deadline oversight.
• Identify and evaluate land parcels for acquisition in line with the company's strategic goals.
• Conduct research on potential sites, taking into account geographical, environmental, and logistical factors.
• Analyze location data to determine suitability for data center development.
• Execute geospatial analysis utilizing GIS platforms, including QGIS, to assess parcel boundaries, zoning regulations, environmental overlays, and proximity to infrastructure.
• Develop and maintain fundamental financial models for cost per MW, land basis, comparative IRR, and payback periods.
• Assist in underwriting prospective sites, evaluating land and infrastructure expenses and available tax incentives in collaboration with the finance team.
• Monitor budget and cost information throughout the site selection process and highlight any variances.
• Prepare site evaluation reports and documentation, including scorecards and assessments of location advantages and disadvantages.
• Promote sustainable data center initiatives.
• Conduct market analyses of real estate trends and economic conditions.
• Benchmark potential sites against industry standards and best practices.
• Collaborate with engineering, development, finance, design, and legal teams during the evaluation and approval process.
• Keep accurate records of land acquisition efforts, contracts, and key milestones.
• Provide updates and reports to leadership regarding the pipeline, progress, and strategic direction.
• Report directly to the Director of Development.
• Bachelor's degree in Urban Planning, Geography, GIS, Environmental Science, Civil Engineering, Finance, Real Estate, Business Administration, or a related discipline.
• 0–2 years of relevant experience, which may include internships, co-op programs, academic projects, or full-time professional work.
• Strong research capabilities to collect and analyze information pertaining to potential sites.
• Ability to manage time effectively and prioritize tasks to meet deadlines.
• Proficient in data analysis and making informed decisions based on research and metrics.
• Practical experience with GIS software and geospatial analysis.
• Preferred familiarity with open-source GIS tools such as QGIS, PostGIS, and GeoPandas.
• Basic skills in Excel-based financial modeling, including cost comparisons, IRR, payback, and other site-selection metrics.
• Comfort with Excel formulas and foundational valuation concepts such as NPV, payback period, and cost-per-MW comparisons.
• Excellent verbal and written communication abilities.
• Basic understanding of project management principles.
• Capability to work collaboratively with teams and stakeholders.
• Previous coursework or internship experience in finance or real estate finance is a plus.
