Acquisitions Director

This is a fully remote position, open to applicants in California.

📋 Description

• Independently source, negotiate, and finalize acquisition opportunities under $20 million.

• Analyze financial projections and pricing assessments using financial metrics such as internal rate of return, return on investment, loan amortization schedules, and earnings accretion with technical tools like Excel and Argus.

• Innovatively identify off-market acquisition opportunities by leveraging relationships with brokers and property owners.

• Engage in the drafting and review of transaction documents including Letters of Intent (LOIs) and Purchase and Sale Agreements (PSAs).

• Actively contribute to the ongoing and future execution of corporate strategy within the transactions team.

• Proactively initiate deal origination and sourcing by cultivating industry connections.

• Work diligently to identify and recommend new asset opportunities.

• Participate in negotiating the business terms of acquisitions.

• Oversee the transaction process by collaborating with various departments, brokers, and both internal and external legal counsel to complete the investment process.

• Previous analytical and deal-making experience within the retail real estate sector.

• A "Deal Junkie" with a genuine enthusiasm for retail real estate transactions and the deal-making process.

• Excellent communication, negotiation, and presentation skills, coupled with a high level of initiative and independent judgment.

• Strong educational foundation in finance, accounting, or real estate.

• Solid understanding of real estate and business financial principles to align work with the Company’s overarching goals and strategies.
