This is a fully remote position, open to applicants in Philippines.
• Oversee daily accounting tasks for real estate development, construction projects, and property management.
• Ensure accurate financial documentation through QuickBooks, Xero, and other relevant accounting software.
• Supervise accounting for various construction projects, developments, and properties.
• Monitor project expenditures and maintain precise job costing for each construction endeavor.
• Document and classify labor, materials, subcontractor expenses, permits, professional fees, and other development costs.
• Compare project budgets with actual construction and development expenditures.
• Detect cost overruns, discrepancies, and atypical project costs.
• Generate financial and profitability reports at the project level.
• Maintain distinct financial reports categorized by property, project, development, or business entity.
• Oversee accounts payable, ensuring that vendor and subcontractor invoices are accurately allocated to the corresponding project.
• Review invoices, purchase orders, receipts, and supporting documents for correctness.
• Coordinate and monitor payments to contractors, subcontractors, suppliers, and vendors.
• Manage accounts receivable and keep track of outstanding balances.
• Issue invoices as necessary.
• Monitor rental and leasing income from company-owned properties.
• Document property-related operational costs, maintenance expenses, utilities, taxes, insurance, and other outgoings.
• Perform monthly reconciliations of bank accounts, credit cards, loans, and other financial accounts.
• Reconcile transactions among QuickBooks, Xero, bank accounts, and supporting documentation.
• Maintain a precise Chart of Accounts suitable for construction and real estate activities.
• Assist in establishing new properties, projects, entities, vendors, and accounts within the accounting framework.
• Track construction draws, project funding, deposits, and development expenditures.
• Aid in fulfilling construction loan and lender reporting obligations.
• Keep records related to property acquisitions, development costs, finalized projects, sales, and rental properties.
• Track deposits, closing costs, and other financial transactions related to property dealings.
• Maintain accurate records of fixed assets and capital expenditures.
• Support budgeting, forecasting, and cash flow management initiatives.
• Prepare monthly Profit & Loss Statements, Balance Sheets, Cash Flow Statements, and project-specific reports.
• Provide leadership with financial insights displaying project costs, budgets, profitability, and cash status.
• Audit financial records for missing transactions, duplicate entries, incorrect classifications, and other inconsistencies.
• Rectify and improve historical bookkeeping and accounting records as necessary.
• Keep financial documentation organized, including invoices, contracts, receipts, statements, and vendor information.
• Maintain contractor and vendor details and assist in 1099 preparation.
• Help with payroll-related accounting and labor cost distribution when applicable.
• Collaborate with CPAs, tax advisors, lenders, and other financial professionals.
• Prepare well-organized year-end financial records for tax reporting.
• Uphold strong internal controls and precise financial processes.
• Perform additional accounting, real estate, construction, and financial tasks as assigned.
• Up to 2 years of accounting experience, ideally in real estate development, construction, general contracting, property management, or real estate investment.
• Strong comprehension of real estate and construction accounting principles.
• Significant hands-on experience with QuickBooks.
• Experience with Xero is highly preferred.
• Extensive background in construction job costing and project accounting.
• Proven experience in tracking construction budgets, actual costs, and project profitability.
• Knowledge of development costs, contractor payments, vendor management, and construction expenditures.
• Familiarity with property-level and rental accounting practices.
• In-depth understanding of accounts payable and accounts receivable processes.
• Experience completing monthly bank and credit card reconciliations.
• Proficient in preparing Profit & Loss Statements, Balance Sheets, and cash flow reports.
• Strong skills in Microsoft Excel and Google Sheets.
• Knowledge of multiple entities and intercompany transactions is highly preferred.
• Familiarity with construction draws and development financing is preferred.
• Strong analytical and problem-solving skills.
• Exceptional attention to detail and financial accuracy.
• Ability to manage multiple projects, properties, entities, and deadlines concurrently.
• Capacity to work independently and communicate financial information effectively to leadership.
• Preferred experience working directly with business owners, project managers, contractors, CPAs, and financial institutions.
