This is a fully remote position, open to applicants in Michigan.
• Review land title records ranging from routine to moderately complex in compliance with company, underwriter, and local examination protocols to ascertain title status.
• Abstract and evaluate deeds, deeds of trust/mortgages, easements, judgments, tax assessments, mineral reservations, and other relevant documents.
• Conduct research on title resources and additional public records.
• Compile researched information and issue a commitment based on the title's status.
• Deliver effective underwriting solutions to facilitate transaction completion.
• Assist customers and/or escrow officers throughout the closing process.
• Search deed and judgment records utilizing various county software and platforms.
• Review bankruptcies and the Patriot Act blacklist website concerning property owners.
• Possess the ability to locate, compile accurately, and interpret information that impacts the status of title to real property; perform arithmetic computations; and draft legal descriptions.
• A high school diploma or equivalent is mandatory.
• 2-4 years of experience as a Title Examiner, Title Officer, or in a similar capacity within the real estate or title industry.
• Advanced understanding of the methods and procedures required for searching and abstracting the status of title to real property, including familiarity with title plants, register of deed records, and other sources used in established searching practices; knowledge of the purpose and application of title insurance; and familiarity with the legal terminology utilized in title searches and property descriptions.
• Strong comprehension of title insurance, title examination processes, and real estate transactions.
• Proficiency in reviewing and interpreting legal documents, including deeds, mortgages, liens, and court records.
• Experience with title search software and databases, along with proficiency in Microsoft Office Suite and familiarity with title software (such as SoftPro, RamQuest, or ResWare) is advantageous.
• Exceptional research and analytical skills, with the capacity to identify and rectify title defects.
• Strong organizational abilities, enabling the management of multiple title searches concurrently.
• Capability to work independently and adhere to strict deadlines.
• Analytical skills sufficient to perform varied and short-term tasks that require concentration, precision, and attention to detail.
• Effective oral and written communication skills, both in-person and via telephone.
