This is a fully remote position, open to applicants in New York, +4 more states.
• Propel growth within designated existing client accounts while actively seeking qualified new business prospects in targeted markets.
• Achieve or surpass assigned annual revenue goals while upholding target margins and in-year won/earned revenue objectives.
• Cultivate and oversee a qualified pipeline of TSSO opportunities within the assigned territory or account portfolio.
• Spearhead the development of pricing strategies for opportunities to ensure competitive positioning while safeguarding profitability.
• Engage in contract negotiations to advocate for favorable terms and effective risk management, escalating complex matters as necessary.
• Recognize and validate expansion opportunities within current portfolio accounts.
• Act as a TSSO subject matter expert, providing technical support to sales teams in Engineering, Smart Building, and Sustainability services.
• Create and present persuasive sales materials, pitch content, service demonstrations, and pre-sales technical assistance.
• Direct RFx response coordination for TSSO components, ensuring timely, precise, and distinctive submissions.
• Conduct pricing and solution reviews in conjunction with operations teams to confirm technical accuracy and commercial viability.
• Enhance response speed and quality for TSSO demonstrations and proposal contributions.
• Aid in the formulation of innovative, customized TSSO solutions that address specific client challenges.
• Maintain precise and up-to-date sales information in the CRM, adhering to JLL's sales and solutions protocols.
• Follow established sales methodologies utilizing JLL's proprietary tools and platforms.
• Collaborate with FOS leaders on sales platform utilization and pipeline reporting for TSSO services.
• Assist in implementing TSSO best practices within bid responses and sales strategies.
• Team up with business line and service platform leaders to devise integrated sales strategies that leverage JLL's extensive capabilities.
• Work alongside internal technology teams to promote and sell integration services and technology solutions.
• Collaborate closely with the Global TSSO operations team to align sales strategies with service delivery capabilities.
• Engage cross-functionally with account teams, pursuits teams, and functional leadership to coordinate TSSO positioning.
• Develop a profound understanding of the competitive landscape, market trends, and differentiation strategies.
• Actively participate in real estate and industry organizations, establishing credibility as a TSSO subject matter expert.
• Represent JLL at relevant industry events, conferences, and client forums.
• Build and nurture a professional network within the commercial real estate and sustainability sectors.
• Provide recommendations to Sales Enablement on proposal language, technical deliverables, and pitch materials.
• Support the development of bundled offerings that combine TSSO with complementary JLL specialty services.
• Contribute to the creation of reusable sales collateral, case studies, and technical documentation.
• Share client insights and competitive intelligence to enhance solution development.
• Work effectively across organizational levels, collaborating with team members from account executives to senior leadership.
• Mentor junior colleagues on TSSO technical concepts and sales methodologies (as applicable).
• Demonstrate innovation in approach, challenging conventional thinking and introducing fresh perspectives in client engagement.
• Foster a team culture of excellence, responsiveness, and a client-first mindset.
• Develop a comprehensive understanding of JLL's broad capabilities to meet client needs, identifying opportunities to expand the client footprint by collaborating with business and service line leaders.
• Bachelor of Science degree or equivalent is required.
• 5 years of TSSO or equivalent experience (Engineering, Smart Building, Sustainability, Energy Management).
• 5 years of sales or business development experience, preferably in solutions selling.
• Proven track record of driving and closing complex sales opportunities.
• Strong working knowledge of TSSO services, including engineering, smart building technologies, and sustainability operations.
• Understanding of corporate real estate needs and how TSSO services add value.
• Familiarity with building systems, ESG frameworks, and sustainability reporting requirements.
• Comfort with technology solutions and business analytics platforms.
• Knowledge of the competitive landscape in TSSO and adjacent service areas.
• Proven ability to prospect, qualify, and progress complex sales opportunities.
• Experience leading sales presentations to senior stakeholders (from VP to C-suite level).
• Demonstrated capability in pipeline development and sales forecasting.
• Strong understanding of the sales process from prospecting through contract execution.
• Ability to articulate value propositions and business cases to diverse audiences.
• Experience translating client needs into differentiated service offerings.
• History of meeting or exceeding revenue targets.
• Confident and credible presenter capable of delivering engaging narratives to executives and decision-makers.
• Ability to tailor communication style to different audiences and client cultures.
• Strong written communication skills for proposals, emails, and business correspondence.
