This is a fully remote position, open to applicants in California.

📋 Description

• Evaluate markets and incoming opportunities based on power availability, scalability, cost, permitting, and taxation.

• Keep a precise site pipeline that tracks deal status, documentation, and milestones, with any risks and delays identified promptly.

• Carry out site-level diligence on power capacity and utility timelines, cooling readiness, facility water access, structure, connectivity, zoning, and permitting.

• Conduct on-site assessments.

• Negotiate leases with landlords and operators from Letter of Intent (LOI) through to execution in collaboration with Legal and Finance teams.

• Cultivate relationships with brokers, landlords, utilities, consultants, and development partners across various markets.

• Transition sites into delivery, buildout, and operations, ensuring technical requirements, commercial commitments, and timelines are aligned.

• Report directly to the Head of Infrastructure.

⛳️ Requirements

• Minimum of 6 years in data center site selection, infrastructure development, or commercial real estate with a focus on technical diligence.

• Extensive knowledge of US data center markets, utility infrastructure, and regional regulatory environments.

• Proven experience in leading commercial lease negotiations and managing complex due diligence to completion.

• Proficiency in reading single-line diagrams and MEP drawings, along with the ability to identify gaps in power and cooling redundancy.

• Familiarity with liquid-cooled deployments at 100kW+ per rack.

• Capability to make clear recommendations based on incomplete information and the confidence to support them.

• A Professional Engineer (PE) license or similar engineering qualification is considered a strong asset, but is not mandatory.

• Willingness to travel up to 50%.
