Senior Transaction Manager

📋 Description

• Oversee daily transaction management for a significant portfolio of properties on behalf of a leading Global Occupier Services healthcare client.

• Identify, assess, and prioritize potential development opportunities aligned with company growth goals.

• Establish and nurture relationships with property owners, brokers, developers, and other industry professionals to create both on-market and off-market opportunities.

• Cultivate and maintain a thorough understanding of assigned trade areas through regular in-person market visits, competitive analysis, and research on local real estate trends and comparable properties.

• Conduct detailed site evaluations and prepare comprehensive site survey packages with quick turnaround times.

• Lead site tours for operations leaders, construction teams, and/or real estate executives.

• Act as the primary real estate representative during the site selection and approval process.

• Present site recommendations and key findings to internal stakeholders and leadership teams.

• Work collaboratively with C&W and non-C&W brokerage professionals to facilitate effective negotiations of business terms for various transaction types, including renewals, acquisitions, and dispositions for both owned and leased locations.

• Manage negotiations of Letters of Intent (LOIs), lease agreements, amendments, and other real estate transaction documents.

• Ensure that operations stakeholders are informed and engaged throughout the progression of transactions and key project milestones.

• Proactively identify and address risks that may affect project timelines, approvals, or milestones.

• Ensure compliance with client regulatory requirements, including but not limited to STARK/AKS.


⛳️ Requirements

• Over 7 years of real estate experience in transaction management, specifically dealing with high transaction volumes.

• At least 3 years of experience in healthcare real estate is preferred.

• Proven experience in managing high-level, complex transactions, including contract management and compliance.

• Demonstrated ability to manage multiple projects and transactions simultaneously.

• Experience collaborating cross-functionally with operations, construction, legal, and finance teams.

• Must currently hold or be able to obtain a real estate salesperson license within 90 days.

• Proficiency in reading and understanding commercial real estate transaction documents, such as leases, purchase and sale agreements, sublease agreements, SNDAs, estoppels, and assignment agreements.

• Willingness to travel (25-50%).

• Bachelor’s degree.
