This is a fully remote position, open to applicants in Connecticut, +2 more states.
• Supervise the daily operations and technical status of commercial real estate assets located in the US, ensuring prompt maintenance, resolution of issues, inspections, and property readiness.
• Serve as the primary point of contact for tenants regarding operational and technical concerns, which includes managing repair requests, lease reminders, property handovers, insurance/tax follow-ups, and escalation of urgent issues.
• Oversee relationships with vendors, contractors, and service providers: draft scopes of work, gather and evaluate bids, coordinate repair activities, and manage timelines, quality, and cost-effectiveness.
• Engage in annual OPEX and repair budgeting, monitor actual expenditures against the budget, review invoices and supporting documents, and deliver regular updates on unresolved issues, ongoing work, and budget performance.
• Organize property-specific operational processes, such as CAM reconciliation for multi-tenant properties, tax appeal follow-ups, documentation management, and implementing practical process enhancements across the portfolio.
• Minimum of 4 years of experience in property management, facilities management, building operations, or commercial real estate operations within the US market.
• Demonstrated hands-on experience in managing commercial properties, preferably including triple net or modified triple net leases and multi-tenant assets with CAM reconciliation.
• Strong background in vendor management: capable of sourcing contractors, comparing estimates, negotiating fair prices, overseeing execution, and safeguarding the owner’s interests.
• Proficient in budget monitoring, invoice assessment, reporting, documentation management, and adept with Excel or Google Sheets, as well as property/work order tracking systems.
• High degree of ownership, independence, meticulousness, and follow-through; proficiency in English at Upper-Intermediate level or higher, valid driver’s license, and willingness to travel to assigned properties as required.
