This is a fully remote position, open to applicants in United States.
• Analyze and enhance financial models to guarantee compliance with Enterprise modeling standards, which includes investor capital account and minimum gain analysis, assessing entity structures, and verifying development cost classification.
• Assist underwriters and analysts by creating tailored model schedules pertaining to effective interest, OID, and other tax structuring conventions.
• Collaborate with FIRM and Investor Relations to deliver precise, investor-ready financial data and return analyses.
• Ensure coherence between project-level financial information and investor-facing financial models.
• Aid in initial equity funding during transaction closings.
• Examine post-closing documentation such as Form 8609s, cost certifications, lease-up schedules, and tax returns to refresh financial models.
• Engage in tax credit adjuster calculations and provide final reviews as necessary.
• Apply model updates that reflect tax credit adjusters and structural modifications.
• Play a role in training and onboarding new analysts and underwriters.
• Collaborate cross-functionally on special projects that require tax and structuring expertise.
• Coordinate with external legal counsel on transaction closing timelines and structuring considerations.
• Assist Asset Management in assessing the effects of post-closing structural or financial adjustments.
• Act as a vital feedback resource for initial deal structuring and post-closing adjustments.
• Bachelor’s degree in Business, Accounting (preferably in Tax Accounting), Finance, or a related field.
• Over 10 years of experience with LIHTC and familiarity with other federal tax credit programs (historic, solar, new markets); knowledge of state credit programs is an advantage.
• In-depth understanding of tax structuring issues within LIHTC transactions.
• More than 10 years of advanced Excel modeling experience, including modeling for tax-incentivized real estate transactions.
• Understanding of real estate ownership structures and entity classifications.
• Basic knowledge of accounting practices for construction costs.
• Excellent communication and interpersonal skills; comfortable collaborating across various departments.
• Strong attention to detail, ability to work independently, and confidence in navigating a fast-paced, deadline-oriented environment.
