This is a fully remote position, open to applicants in California.
• Oversee the scope, timeline, budget, and quality of capital projects.
• Accountable for the entire project lifecycle, including programming, planning, design, procurement, construction, integration, commissioning, and closeout.
• Comprehends the organizational needs for each project and makes continuous decisions that align with the best interests of the organization.
• Develop and sustain the project execution plan, specifications, and documentation for capital projects.
• Collaborate closely with project teams to ensure that all deliverables adhere to IEM’s standards.
• Serve as a liaison between internal and external stakeholders for capital projects.
• Provide guidance and directives to both internal project team members and external vendors/contractors throughout the project.
• Manage coordination and communication with all involved parties, including internal and external stakeholders, other agency departments, consultants, and contractors.
• Partner with key stakeholders to build consensus and drive decisions and progress.
• Investigate, negotiate, and resolve project issues, identifying root causes and offering appropriate solutions.
• Represent IEM’s F&W Department at project meetings with internal and external stakeholders.
• Execute project management tasks such as developing the scope of work, preparing and reviewing cost estimates, monitoring and generating status reports, schedules, and budgets, overseeing work in progress, approving and negotiating funding agreements and consultant contracts, and authorizing contract payments per agreement.
• Identify and address project challenges, including resource conflicts, delays, budget discrepancies, and emergencies, implementing solutions to minimize impacts on project timelines and objectives.
• Prepare reports and presentations for Management and Executives regarding capital projects.
• Conduct regular site inspections to ensure compliance with building codes, safety standards, design specifications, and IEM quality standards.
• Maintain precise facility asset documentation and update design standards and construction specifications.
• Ensure adherence to safety protocols at job sites and promote a safety culture among all project participants.
• Conclude projects promptly, including the collection of as-builts, warranty tracking, O&M manuals, and final project cost information.
• Ensure all projects comply with relevant laws, codes, regulations, and policies.
• Bachelor's degree in Construction Management, Engineering, or a related field.
• At least 8 years of experience managing commercial or industrial construction projects.
• Proven experience overseeing projects from inception to completion.
• Experience managing multiple competing capital projects simultaneously with cross-functional stakeholders.
• Familiarity with managing projects of varying sizes, scope, and complexity, ranging from several hundred thousand dollars to multi-million dollar projects.
• Experience in commercial and industrial Tenant Improvements and ground-up construction projects.
• Strong understanding of building codes, construction methods, and safety regulations.
• Excellent people, organizational, and negotiation skills.
• Exceptional written and verbal communication and presentation skills.
• Proficient in project management software and Microsoft Office Suite.
• Valid driver’s license and willingness to travel to project sites as necessary.
