This is a fully remote position, open to applicants in Alabama, +1 more state.
β’ Implement a thorough and strategic real estate market strategy across the entire real estate lifecycle for the designated territory.
β’ Work in close collaboration with local broker teams and the Real Estate Senior Analyst to develop, enhance, and execute the market strategy.
β’ Partner closely with construction, design, facilities, finance, and asset management teams to ensure a successful store launch from site identification through to opening and throughout the store lifecycle.
β’ Oversee the site selection process for new store locations and identify existing store repositioning opportunities.
β’ Efficiently manage local real estate broker teams to uphold the necessary standards for implementing new store growth strategies.
β’ Supervise and mentor the RE Coordinator partner, incorporating personal development plans, goal-setting, and promoting exposure opportunities.
β’ Conduct field tours with key stakeholders of potential and existing locations.
β’ Collaborate closely with legal counsel on all lease negotiations within the assigned territory.
β’ Manage a pipeline of Letters of Intent (LOI) and lease negotiations simultaneously to meet aggressive growth objectives in both near-term and long-term market planning.
β’ Prepare detailed LOIs, comprehensive site approval packages, and other financial reports and analyses, including site submittal packages for presentation at the monthly Real Estate Committee (REC) meeting.
β’ Present proposed site approval packages at the monthly Real Estate Committee (REC) meeting for the assigned territory.
β’ Frequent travel to and within the assigned territory to maintain a thorough understanding of retail trade areas, including traffic and retail patterns, demographic trends, and market shifts, while proactively planning for targeted future opportunities.
β’ Maintain regular communication with operational partners and conduct periodic presentations/meetings to review strategies and priorities for new store openings and potential relocations within the assigned territories.
β’ Build and nurture relationships with key developers while effectively managing expectations and communication with external business partners.
β’ Represent Five Below at select Regional and National ICSC Conventions.
β’ A Bachelor's Degree or Master's Degree in Business Administration or a related field in real estate/finance is preferred.
β’ A minimum of 3 years of experience in the retail real estate sector is required.
β’ At least 2 years of prior experience in market planning, site selection, and deal negotiation.
β’ Must possess a working knowledge of regional retail markets, shopping centers, and major developers.
β’ Experience in managing third-party service providers, including master brokers, local market brokers, and external legal counsel.
β’ Exceptional communication, presentation, analytical, and problem-solving skills, with a proven ability to understand the audience and customer needs.
β’ Strong negotiation skills and transaction management capabilities.
β’ Ability to thrive in an ambiguous environment, identify and resolve issues, and navigate change effectively.
β’ Capacity to easily recall information.
β’ Self-driven with a keen attention to detail and deadlines.
