This is a fully remote position, open to applicants in California, +3 more states.
• Oversee a designated territory while maintaining in-depth market knowledge and recognizing potential new store opportunities, trends, competition, emerging markets, and other essential factors that influence informed real estate decisions.
• Collaborate closely with the asset management team to gain a comprehensive understanding of upcoming lease expirations for existing stores within the designated territory.
• Support decisions or transactions related to lease renewals or lease restructuring.
• Team up with Market Planning to pinpoint priority trade areas and source sites accordingly, ensuring an active pipeline of potential sites within the assigned territory.
• Identify and secure real estate for new store locations in trade areas that align with the organization’s strategic growth profile, whether through a BTS program, self-development, or acquisition.
• Assist in managing and providing tactical oversight of portfolio matters concerning our existing real estate assets, including lease renewals, subleases, easements, license agreements, acquisitions, dispositions, and surplus management.
• Work in close coordination with the construction department and development partners on all aspects of new site due diligence, including engaging with local jurisdictions throughout the entitlement process.
• Assess the overall investment for new stores to ensure financial return requirements are met, including sales projections, land costs, building construction costs, site development costs, lease costs, goodwill, FF&E costs, etc.
• Negotiate all LOIs to secure desired strategic outcomes and collaborate with the legal team to finalize any necessary leases, purchase agreements, and other related transactional documents.
• Prepare and present new store site packages for approval at the Real Estate Committee.
• Perform other responsibilities and duties as assigned by real estate leadership.
• A minimum of 8 years of real estate experience with a focus on real estate development, transactional, and portfolio management.
• Strong technical knowledge of real estate.
• Process knowledge and experience in site selection and development for retail stores.
• Comprehensive understanding of real estate transactional and contractual documents, including leases, purchase agreements, due diligence, and construction contracts.
• Ability to read and interpret construction drawings and scopes of work for tenant improvements.
• Advanced financial acumen.
• Proficient in preparing and presenting PowerPoint presentations to senior leadership.
• Excellent verbal and written communication skills.
• Capacity to collaborate and work independently in a hybrid work environment, with travel required 60% of the time.
• Corporate experience within a real estate department for a national retailer (or similar) is mandatory.
• Ability to work effectively and professionally with attorneys, paralegals, brokers, and other internal and external partners.
• A BS or BA degree is required (business or real estate preferred).
• Nice to Have: Familiarity with Lucernex Software and/or related experience.
