This is a fully remote position, open to applicants in United States.
• Perform on-site Property Condition Assessments (PCAs) across various property types (multifamily, industrial, retail, office, hospitality) in line with ASTM E2018-24 standards.
• Assess structural systems, building envelopes, roofing, MEP systems, fire and life safety systems, and site improvements.
• Observe and provide feedback on general compliance issues, including accessibility (ADA) considerations.
• Conduct inspections based on project scope and client specifications.
• Document conditions using representative photographs and detailed field notes.
• Review existing property documentation, such as maintenance records and capital plans.
• Interview property managers and on-site staff to gather information on condition history and capital improvements.
• Identify and assess observed deficiencies, deferred maintenance, and life-cycle issues, including projected repair and replacement needs.
• Create PCA reports that fulfill client, lender, and agency requirements within set timelines.
• Develop Immediate Repair Needs (IRNs) and Replacement Reserve cost estimates, including multi-year capital expenditure (CapEx) tables.
• Oversee multiple concurrent assignments and adhere to defined deadlines.
• Collaborate with internal project management and scheduling teams to confirm site access, timelines, and deliverable requirements.
• Bachelor’s degree in Engineering, Architecture, Construction Management, or a related field, or an equivalent combination of education and relevant experience.
• At least 3 years of experience in commercial building condition assessments, with a solid understanding of structural systems, building envelopes, and MEP systems.
• Engineer-in-Training (EIT/EI) or Professional Engineer (PE) licensure, or progress toward such licensure, is preferred.
• Proven experience in preparing or contributing to PCA, BCA, or FCA reports, including capital reserve/replacement cost forecasting.
• Comfortable conducting fieldwork in diverse conditions, including roof access, crawlspaces, ladders, and mechanical rooms.
• Excellent written communication skills, capable of translating field observations into clear, client-ready reports.
• Proficient in Microsoft 365 tools, including Outlook, Excel, SharePoint, and Teams.
• Ability to manage multiple assignments and work autonomously with minimal supervision.
• Strong verbal and written communication abilities.
• Willingness to travel up to 50–60% of the time.
