This is a fully remote position, open to applicants in Texas.
• Implement a comprehensive and strategic real estate market plan across the entire real estate lifecycle for the designated territory under the guidance of the Senior Real Estate Manager.
• Work in close collaboration with local broker teams and the Manager of Analytics/Senior Real Estate Manager to develop, enhance, and execute the market plan.
• Partner closely with construction, design, facilities, finance, and asset management teams to ensure a successful store launch, from site identification to opening and throughout the store lifecycle.
• Oversee site selection for new store locations and repositioning opportunities for existing stores, with direction from the Senior Real Estate Manager.
• Efficiently manage local real estate broker teams to uphold the required standards for executing new store growth initiatives.
• Conduct field tours with key stakeholders of potential and existing locations.
• Collaborate with legal counsel (and the Senior Manager) on all lease negotiations within the assigned territory.
• Simultaneously manage a pipeline of Letters of Intent (LOI) and lease negotiations to meet aggressive growth targets for both short-term and long-term market planning.
• Prepare detailed LOIs, comprehensive site approval packages, and other financial reports and analyses, including site submittal packages for presentation at the monthly Real Estate Committee (REC) meeting.
• Present proposed site approval packages at the monthly Real Estate Committee (REC) meeting for the assigned territory.
• Engage in frequent travel within the assigned territory to maintain a thorough understanding of retail trade areas, including traffic and retail patterns, demographic trends, and market shifts, while proactively planning for targeted future opportunities.
• Maintain regular communication with operational partners and conduct periodic presentations/meetings to review strategies and priorities for new store openings and potential relocations within assigned territories.
• Build and maintain relationships with key developers while effectively communicating with and managing the expectations of external business partners.
• Represent Five Below at select Regional and National ICSC Conventions.
• Support the real estate team with ad-hoc projects as assigned, leveraging individual strengths, skills, and relevant experience.
• A Bachelor’s Degree or Master’s Degree in Business Administration or a related concentration in real estate/finance is preferred.
• A minimum of 3 years of experience in the retail real estate sector is required.
• At least 1 year of prior experience in market planning, site selection, and deal negotiation.
• Experience in managing third-party service providers, including local market brokers and external legal counsel.
• Exceptional communication, presentation, analytical, and problem-solving skills, with a proven ability to understand the audience and customer needs.
• Strong negotiation and transaction management capabilities.
• Demonstrated ability to thrive in an ambiguous environment, identify and resolve issues, and manage change effectively.
• Ability to retain and recall information easily.
• Self-motivated with a keen attention to detail and adherence to deadlines.
• A solid understanding of real estate practices and associated legal principles.
• Must be willing to travel frequently.
