This is a fully remote position, open to applicants in California.
• Identify and secure ideal locations for Mission’s expanding portfolio of Solar and Battery projects.
• Perform title curative tasks, which include reviewing title commitments, pinpointing and rectifying title defects, and collaborating with title companies, attorneys, and other stakeholders to ensure clean, insurable title on projects.
• Innovatively and strategically structure, negotiate, and execute all aspects of real estate transactions, such as letters of intent, leases, purchase agreements, title curative, and more.
• Collaborate cross-functionally with Mission’s development, permitting, engineering, and finance teams in an effective and cooperative manner.
• Engage with landowners through mailers and phone outreach.
• Oversee the preparation of the real property elements of development projects for financing by resolving title issues, commissioning Phase I Environmental reports, and conducting ALTA Surveys.
• Perform initial permitting evaluations of sites with local authorities and assist in the early phases of project permitting.
• Identify opportunities for process enhancements and implement improved business practices that boost efficiency, reliability, and/or timeliness of real estate functions.
• Provide guidance to internal staff regarding any critical flaws or challenges that could hinder acquisition or development.
• Raise issues to Managers as required.
• Must be a highly personable self-starter.
• Proven attention to detail along with strong contract drafting and review capabilities.
• Excellent organizational, project management, and problem-solving skills, with the ability to structure work to adhere to project schedules and deadlines.
• Capacity to prioritize tasks and effectively manage competing deadlines.
• Proficient in Google Earth and Microsoft Excel; familiarity with Smartsheet or ArcGIS is a bonus.
• Demonstrated experience in title curative processes.
• Proven ability to analyze and interpret title commitments, title exception documents, and ALTA surveys to evaluate title risk.
• Experienced in identifying and addressing common title defects, such as gaps in the chain of title, unprobated wills, liens, encumbrances, and boundary disputes.
• Knowledge of curative instruments, including affidavits of heirship, corrective deeds, releases, subordination agreements, and boundary line agreements.
• Ability to collaborate effectively with title companies, underwriters, and legal counsel to secure clear title and title insurance commitments for development-stage projects.
• 3-4 years of experience negotiating real property transactions is advantageous.
• Understanding of real estate fundamentals, particularly in relation to acquisition and title clearance.
• Skill in building and maintaining relationships with internal and external clients, consultants, and landowners.
• Strong oral and written communication, along with excellent analytical and commercial skills.
• A Bachelor's Degree is required.
• Willingness and ability to travel within the United States up to 25% of the time.
