This is a fully remote position, open to applicants in Philippines.
• Develop and rigorously test cash flow, IRR, and valuation models utilizing Microsoft Excel and tailored platforms.
• Perform research on commercial properties and market trends, including thorough comparable sales and rental assessments.
• Analyze tenant schedules, rent rolls, expenses, valuations, and contracts to pinpoint commercial risks and assess financial impacts.
• Investigate tenant covenants, vendors, comparable market data, and submarket fundamentals.
• Evaluate on-market and off-market opportunities based on specific client requirements and internal investment guidelines.
• Execute buyer-side due diligence processes and collaborate with legal, technical, environmental, and financial advisors.
• Conduct comprehensive lease abstractions, review lease documents, and recognize significant risks.
• Compile agent inquiries, data room deficiency lists, and due diligence query timelines.
• Draft professional investment reports, deal documentation, investment committee summaries, and client-oriented memorandums.
• Keep organized transaction records, data room materials, and structured reporting files.
• Assist in the ongoing enhancement of internal templates, processes, and corporate frameworks.
• Provide support to senior advisors and directors with extensive transaction coordination and administrative duties.
• A tertiary qualification in Property, Finance, Commerce, Economics, Law, or a related field.
• A minimum of 2 to 7+ years of experience in commercial real estate, investment, valuation, advisory, asset management, banking, or agency settings.
• Proficient in Microsoft Excel with demonstrated experience in building, auditing, and stress-testing financial models.
• High level of proficiency in written and verbal English communication, with the ability to create professional reports and investment memorandums.
• Strong commercial acumen, analytical skills, and a disciplined approach to managing workflows.
• Exceptional attention to detail and capability to manage multiple active transaction workflows concurrently.
• Willingness to work full-time hours aligned with the Australian Eastern Standard Time (AEST) business zone.
• Nice-to-Have Skills
• Direct experience with Australian commercial lease reviews and lease abstractions.
• Familiarity with buy-side due diligence specifically related to Australian commercial property assets.
• Solid understanding of valuation methodologies, including Capitalisation, DCF, and Direct Comparison.
• Knowledge of Australian property legislation, Retail Leases Acts, and standards set by the Property Council or API.
• Strong skills in PowerPoint and document design for high-quality client presentations.
