This is a fully remote position, open to applicants in United States.
• Assist ValuationNEXUS’s capital markets, asset management, and servicing operations with prompt valuation analysis and product strategy assistance throughout the loan lifecycle.
• Organize value refreshes and request valuation products for due diligence in loan sales.
• Gather and report on historical property value trends.
• Create workflows for valuation product cascades to enhance ordering strategies.
• Establish relationships with providers of valuation products.
• Collaborate with loan buyers disputing values to offer remediation and responses that support loan sales.
• Evaluate appraisal reports for compliance with USPAP Standards 1 and 2, credibility, and soundness of methodology.
• Analyze As-Is, As-Repaired (ARV), and Site Value conclusions for renovation and ground-up construction collateral.
• Assess downside collateral exposure across LTV, LTC, and LTARV thresholds, including conducting scenario and stress analysis.
• Review market value adjustments, condition ratings, and conclusions regarding highest and best use.
• Compare appraised values with BPOs, AVMs, desktop reviews, and other valuation sources to identify discrepancies and collateral risk.
• Supervise construction draw schedules, completion assessments, and budget-to-actual cost variances.
• Assess contractor and builder experience, project feasibility, and adequacy of gross profit margins.
• Review inspection reports, completion certifications, and explanatory letters related to draw releases and maturity extensions.
• Aid in whole loan sales, bulk loan sales, and securitization due diligence, including tape review and valuation stratification analysis.
• Assist with data mapping and integration of appraisal/valuation systems using XML/JSON.
• Generate valuation exception summaries, executive-level reports, and valuation memoranda.
• Manage confidential and sensitive information with care, safeguarding personal, loan, business, financial, and proprietary data.
• 3–5+ years of experience in real estate valuation, appraisal review, or collateral risk analysis.
• Experience ideally in lending, an appraisal management company (AMC), asset management, or special servicing.
• Background in valuing distressed, defaulted, or non-performing real estate collateral, including REO and pre-foreclosure assets.
• Experience in supporting business-purpose, bridge, or construction loan collateral.
• Involvement in whole loan sales, bulk loan sales, or securitization due diligence from a collateral valuation viewpoint.
• Certified Residential or Certified General Appraiser license, or progress toward licensure; recently expired licenses may be taken into account.
• Familiarity with USPAP Standards 1 and 2.
• Understanding of cross-collateralized loan structures and portfolio-level exposure analysis.
• Knowledge of third-party due diligence firms, platforms, and valuation grading frameworks.
• Awareness of investor and purchaser guidelines, including MLPA valuation-related representations and warranties.
• Understanding of mid-construction risk indicators and their effects on collateral value and lender exposure.
• Proficient in Excel, including pivot tables, formulas, and model-building.
• Power BI experience is preferred.
• Exceptional written communication skills for executive-level risk summaries, valuation memoranda, and reporting.
• Capability to synthesize appraisal, market, construction, and collateral data into concise risk conclusions.
