• Collaborates closely with operational leadership to ensure effective property marketing strategies that enhance the overall leasing efforts of the designated portfolio.
• Responsible for utilizing centralized marketing team support, individual expertise, and services from preferred vendor partners to formulate and implement marketing plans and strategies for the assigned portfolio.
• Analyzes ongoing leasing and marketing performance, as well as prepares and delivers performance data reports to operational leadership and clients.
• Tasked with recommending and managing the execution of long-term and short-term objectives with defined timelines, benchmarks, and KPIs, using data to inform decision-making and recommendations.
• Engages in regularly scheduled discussions with operational leadership and clients to assess the marketing performance of assigned communities.
• Provides leasing and marketing training and shares best practices with onsite teams.
• Develops innovative marketing ideas and campaigns for prospects, resident referrals, resident events, and more, aimed at enhancing social media presence and driving qualified traffic to the communities.
• Crafts 30-60-90-day marketing action plans for properties that are not meeting occupancy targets.
• Demonstrates confidence in presenting recommendations, ideas, and strategies to operations and ownership, clearly outlining the pros, cons, risks, and rewards.
• Bachelor's degree in marketing, communications, or a related discipline.
• Proven track record in marketing support or a comparable role.
• Exceptional written and verbal communication skills.
• Understanding of consumer/user digital experiences.
• Familiarity with online digital marketing platforms.
• Outstanding organizational abilities with a capacity to multitask and prioritize efficiently.
• A creative mindset paired with a strong attention to detail.
• Robust analytical and problem-solving skills.
• Capacity to work independently as well as collaboratively within a team setting.
• 3-5 years of marketing experience directly related to supporting marketing manager roles; includes paid digital media, marketing strategy, and data-driven decision-making.
• Experience in Real Estate Property Management.
• Proficiency with Property Management Software such as Yardi, Onesite, or Entrata.
• Familiarity with industry-related CRMs like Rent Dynamics or Knock.
• Travel Requirement: This position involves travel, estimated at 50% of the work time annually. Travel may be necessary for property visits, conferences, training sessions, or other business-related engagements.
