Manager, Real Estate

📋 Description

• Assist with initiatives in designated regions and major landlord portfolios for all Gap Inc. brands.

• Support the Director of Real Estate in acquiring new store growth opportunities.

• Create a long-term profitable real estate strategy.

• Aid in the management of the entire real estate pipeline from strategy formulation to execution.

• Mitigate rent and occupancy risks across the organization for all current and new stores.

• Actively lead strategic initiatives that involve business partners and leaders throughout the organization.

• Foster effective relationships at all levels across all Gap Inc. brands.

• Collaborate with brands to assist in the development of real estate strategies and priorities.

• Support mutually advantageous partnerships with landlords, external brokers, and partners.

• Oversee and manage the entire real estate pipeline process for all lease transactions.

• Introduce new concepts to continuously enhance departmental processes.

• Formulate and implement a real estate strategy for each brand that optimizes sales, profitability, customer acquisition, and convenience.

• Develop enterprise and/or landlord negotiation strategies.

⛳️ Requirements

• At least 3 years of experience in Retail Real Estate on a national level.

• In-depth market and real estate knowledge with a proven history of successfully negotiating deals.

• Extensive understanding and experience with the Real Estate site acquisition and pipeline process.

• Familiarity with the lease administration process.

• Knowledge and experience in negotiation strategies and techniques.

• Strong industry reputation within the real estate field, with a history of building relationships with Retail Brokers, Major Developers, and Landlords.

• Preferred knowledge of specialty stores and 'Big Box' retailing in diverse environments.

• Proven ability to deliver high-quality results.

• Understanding of legal and regulatory issues pertinent to Retail Real Estate transactions.

• Successful history of collaborating with various Business Functions to meet objectives.

• Bachelor's degree in a related field or business administration is required.

• Solid understanding of P&L and the factors influencing Financial Returns.
