This is a fully remote position, open to applicants in United States.
• Oversee and manage the accounting operations as a proactive operator, personally handling the close, reconciliations, and reporting during the initial months while simultaneously creating scalable processes, policies, and systems to support the function's growth.
• Develop and establish the chart of accounts, reporting hierarchy, and accounting framework tailored for a REIT-structured, capital-intensive data center platform.
• Take ownership of REIT accounting, asset/income testing, and compliance from the outset, which includes quarterly REIT-asset and 95%/75% income tests, distribution requirements, taxable REIT subsidiary (TRS) structuring and reporting, and ongoing maintenance of REIT status in collaboration with external advisors.
• Manage all tax processes, including compliance with federal, state, and local income taxes, REIT tax reporting, sales/use and property tax across development markets, and entity-level tax structuring as the platform expands.
• Handle the monthly, quarterly, and annual close, which includes developing a disciplined close calendar, conducting reconciliations, and performing variance analysis to ensure timely, audit-ready financials.
• Design and enforce accounting policies and technical frameworks, including capitalization policies, project accounting standards (CIP), lease accounting (ASC 842), and revenue recognition aligned with data center development and operational models.
• Lead all project/development accounting, including the monitoring and reporting of capital expenditures (land, design, construction, owner’s costs), ensuring accurate capitalization and alignment with project budgets and milestones.
• Establish and maintain a top-tier internal control environment, which encompasses procure-to-pay workflows, vendor onboarding, approval matrices, and financial governance processes to support institutional capital needs.
• Execute the ERP and financial systems strategy, which includes the selection, implementation, and optimization of accounting systems to promote automation and scalability in finance operations.
• Create the KPI and management reporting framework that translates project execution, cost tracking, and operational performance into actionable insights for the CFO, executive team, board, and investors.
• Collaborate closely with the CFO and Capital Markets to assist with:
• - Reporting for lenders and investors
• - Covenant compliance and reporting
• - Cash flow visibility and liquidity planning
• - Alignment between underwriting models and actual results
• Facilitate capital formation and transaction execution, which includes diligence, financial reporting, and coordination among lenders, investors, legal, and internal stakeholders.
• Direct audit processes, coordinating with external auditors and advisors to ensure efficient execution and favorable audit outcomes.
• Ensure ongoing regulatory and standards compliance by monitoring and adapting to changes in U.S. GAAP, REIT tax law, and reporting requirements across operational jurisdictions.
• Present financial reports and analytics to executive leadership, the board, lenders, and investors, linking project execution and cost tracking to financial performance and capital deployment decisions.

• An active CPA license is required.
• A minimum of 5 years of direct experience in the data center industry (hyperscale, colocation, or digital infrastructure), with exposure to development, construction, or operational environments.
• At least 8 years of progressive accounting/finance experience, including roles such as Controller, Assistant Controller, Director of Accounting, or senior accounting leadership positions in capital-intensive industries. Must be comfortable working as a hands-on individual contributor and as a future team leader.
• Demonstrated REIT experience is essential, including REIT-asset and income testing, distribution requirements, TRS structuring, and ongoing REIT compliance. Experience in hyperscale, colocation, tower, or other infrastructure REITs is highly preferred.
• A strong background in tax leadership, with hands-on experience leading or co-leading tax compliance in a REIT, real estate, or infrastructure setting, including federal, multi-state, property, and sales/use tax.
• Strong technical accounting knowledge, which includes:
• - U.S. GAAP and financial reporting
• - Project accounting and construction in progress (CIP)
• - Capitalization policies and lease structures (ASC 842)
• - Preparation of audit-ready financial statements
• Proven capability to build and scale accounting infrastructure, which includes:
• - Designing chart of accounts and reporting frameworks
• - Selecting and implementing ERP systems and financial controls
• - Establishing repeatable processes in high-growth environments
• Experience collaborating with capital markets and finance teams, including:
• - Supporting lender/investor reporting requirements
• - Understanding debt structures, covenants, and the implications of capital stack
• - Aligning accounting outputs with underwriting and financial models
• A hands-on builder mindset, motivated by executing tasks yourself in the initial months—such as posting entries, constructing reconciliations, drafting policies, and conducting REIT testing—while also planning for scalability. This is not merely an oversight role; it is a build role with a clear path to oversight as the platform expands.
• A history of cross-functional leadership, efficiently partnering with development, construction, legal, capital markets, and executive teams.
• Exceptional attention to detail combined with strong judgment, balancing thoroughness, speed, and practicality in decision-making.
• Big-4 audit or a solid foundation in large public accounting is strongly preferred; a background in infrastructure, real estate, or private equity-backed settings is highly valued.
