This is a fully remote position, open to applicants in United States.
• Formulate and implement the organization's real estate strategy to facilitate franchise expansion objectives.
• Determine target markets through demographic insights and market analysis.
• Support franchisees with market assessments and territory evaluations.
• Perform site selection analyses utilizing demographic, traffic, and competitive data.
• Assess LOIs, leases, and site plans for adherence to company standards.
• Lead the Real Estate Committee process, encompassing site acceptance packages and approval timelines.
• Advise on the acceptance or rejection of potential locations.
• Enhance and standardize the processes for site selection, negotiations, and committee approvals.
• Guide franchisees during site selection and lease negotiation phases.
• Instruct franchisees on the real estate process, its timeline, and expectations.
• Collaborate with franchisees, brokers, landlords, attorneys, architects, and contractors.
• Assist in negotiations to secure favorable lease terms and tenant improvement allowances.
• Review lease agreements and liaise with legal counsel.
• Aid in lease renewals, relocations, and expansions.
• Investigate emerging markets and assess potential expansion opportunities.
• Keep abreast of commercial real estate trends, rental prices, and competitive activities.
• Generate pipeline, conversion, and development metric reports for executive leadership.
• Work in conjunction with Construction, Design, Operations, Finance, and Franchise Development teams.
• Build relationships with brokers and preferred vendors.
• Participate in ICSC and other real estate industry conferences and events.
• Assess broker performance and market coverage.
• Monitor real estate projects throughout the development pipeline.
• Maintain project documentation and schedules.
• Create reports on development metrics, site approvals, lease executions, and project progress.
• Ensure compliance with franchise agreements and corporate standards.
• 7–10 years of experience in commercial real estate.
• Bachelor's degree in Business, Real Estate, Finance, or a related field is preferred.
• Experience in the franchise or multi-unit retail/service industry is preferred.
• Proficient in lease negotiations and preparation of LOIs.
• Familiarity with demographic analysis and market planning.
• Strong knowledge of retail site selection processes.
• Excellent negotiation and relationship-building capabilities.
• Strong project management skills.
• Ability to oversee multiple development projects concurrently.
• Proficient in Microsoft Office Suite and CRM/project management software.
• Willingness to travel up to 40% of the time.
• Preference for candidates with commercial real estate brokerage experience.
• CCIM or similar professional designation preferred.
• Existing network of national commercial real estate brokers is preferred.
• Experience in supporting franchise development organizations is preferred.
• Ability to travel extensively by air and automobile.
