This is a fully remote position, open to applicants in California.
• Act as a vital member of the preconstruction team, serving as the owner's representative responsible for managing the entire preconstruction lifecycle across a portfolio of data center projects.
• Oversee the procurement of general contractors (GC) and trade partners, develop buyout strategies, and supervise the preconstruction process.
• Aid in formulating procurement strategies, guide the GC selection processes, and define the frameworks and deliverable standards anticipated from contractors throughout the preconstruction phase and into GMP execution.
• Manage the bidding process from start to finish: request proposals, perform bid leveling and normalization, and draft formal written recommendations for GC selection.
• Supervise and ensure that the GC meets expectations for the quality, completeness, and punctuality of preconstruction deliverables.
• Travel to project sites as necessary for pre-bid walks, kickoff meetings, constructability reviews, and crucial project milestones.
• 7–10 years of experience in preconstruction management, GC procurement, cost management, or estimating within data center, mission-critical, or heavy industrial construction.
• Proven track record of leading GC and trade partner procurement processes, including RFP development, bid leveling, contractor evaluation, and award recommendations.
• Strong comprehension of construction delivery methods, such as GMP, CM-at-Risk, and Design-Build, with the capacity to suggest optimal procurement strategies based on project needs.
• Experience in overseeing GC preconstruction activities and establishing frameworks for cost trending, risk management, schedule management, and trade procurement.
• Knowledge of change order forensics, cost reconciliation, and contract compliance review.
• Familiarity with data center construction, including MEP infrastructure, prefabricated equipment skids, and coordination of long-lead procurement.
• Experience conducting constructability reviews and value engineering across CSA and MEP disciplines.
• Proficient in Microsoft Excel, Microsoft Project, and familiar with cost management and scheduling tools.
• Comfortable engaging directly with clients, GCs, design teams, and executive stakeholders.
• Exceptional written and verbal communication skills, with the ability to convert complex preconstruction information into clear, actionable recommendations.
• Self-motivated problem solver; proactive in advancing preconstruction processes and ensuring accountability among stakeholders.
