This is a fully remote position, open to applicants in United States.
• The Manager of Corporate Development is responsible for assessing and executing land acquisitions for Rubix, whether through direct real estate transactions or by acquiring entities that own the land.
• Reporting to the Director of Underwriting & Investment Analysis, the Manager is accountable for the deal model and the investment narrative for each opportunity, leading the financial diligence process to validate both.
• Develop and maintain the deal model for all land acquisition opportunities, whether obtained via a real estate transaction, an option, a long lease, or through the acquisition of an entity that holds the land.
• Transform each model into a well-defined go/no-go business case that includes a clear recommendation, rather than merely presenting data.
• Oversee the financial due diligence workstream for target land and entities, focusing on quality of earnings, liabilities, tax exposure, and contract reviews in collaboration with advisors.
• Collaborate closely with the Land Acquisition & Energy teams to gather site and power-related inputs.
• 6 to 8 years of experience in corporate development, investment banking, private equity, transaction services, or infrastructure/project finance.
• Proficient financial modeling skills, with the ability to create a deal model from scratch and justify every aspect of it.
• Practical experience in supporting M&A or real estate transactions through the diligence and execution phases.
• Excellent written communication skills, capable of distilling complex deals into concise one-page recommendations that executives can easily understand.
• Helpful, but not mandatory: familiarity with data centers, energy/power, real assets, or other capital-intensive sectors; knowledge of project finance and the distribution of risk across development, construction, and operations; experience working across different jurisdictions.
• Adaptability in a dynamic, early-stage environment where processes are still evolving and ownership is highly encouraged.
