This is a fully remote position, open to applicants in Hawaii.
• Independently oversee small to medium-sized projects ranging from $250K to $1M from initiation to closeout, ensuring effective management of scope, schedule, budget, quality, and client satisfaction; assist senior project managers on larger regional projects and shadow senior leaders to understand the intricacies of major initiatives.
• Create project charters, timelines, and work breakdown structures; manage the critical path, perform regular site visits to assess progress, quality, and safety, and provide formal closeout packages that include as-builts, operation and maintenance manuals, and warranties.
• Procure and oversee general contractors, subcontractors, and vendors through a competitive bidding process; negotiate contracts within established authority limits, manage performance and site logistics, and maintain databases for vendor performance.
• Lead project meetings including kickoffs, weekly OACs, and closeouts; prepare agendas, facilitate discussions, resolve action items, and handle change orders with effective stakeholder communication and approval.
• Develop and manage project budgets with real-time cost monitoring; process purchase orders and invoices through JLL/client systems; prepare monthly financial reports, forecasts, and variance analyses; manage contingencies and suggest budget adjustments.
• Act as the primary client liaison for assigned projects; cultivate relationships through proactive communication; provide status updates and presentations; anticipate needs and offer solutions while maintaining JLL service standards.
• Keep organized project files (contracts, drawings, RFIs, submittals, permits, inspections, and closeout documentation); manage document distribution and tracking logs; ensure adherence to JLL standards, client requirements, and regulatory codes.
• Take ownership of defined phases or work packages within larger complex projects; engage in design reviews, value engineering, and constructability assessments; assist with capital planning materials and strategic portfolio evaluations.
• Participate in structured coaching sessions with senior project managers to review lessons learned and identify areas for growth; actively seek exposure to complex project types and delivery methods; apply insights to progress toward senior responsibilities and mentor junior team members.
• A Bachelor's degree in Construction Management, Architecture, Engineering, Real Estate, Business, or a related field is preferred.
• 3 to 5 years of progressive experience in project management, construction management, or owner's representation, with a proven ability to independently manage projects from initiation through to closeout.
• Demonstrated success in managing small to medium-scale projects (typically $250K to $1M or multi-trade scopes) while being accountable for scope, schedule, budget, quality, and client satisfaction.
• Strong financial skills, including budget development, cost tracking, forecasting, and variance analysis.
• Excellent written and verbal communication abilities; confident in presenting to clients, senior stakeholders, and executive leadership.
• Proficient in Microsoft Office Suite (Excel, Word, PowerPoint, Teams) and project scheduling tools (MS Project, Smartsheet, Procore, or similar).
• High attention to detail, robust organizational skills, and the capability to manage multiple concurrent projects under tight deadlines.
• Valid driver's license and the ability to travel up to 25% within the account portfolio.
