• Oversee, mentor, and/or train Construction Project Managers in their roles and responsibilities.
• Create, assess, and/or endorse the final scope of work letters for projects developed by Five Below before they are utilized for the executed lease, ensuring that Five Below’s exposure is minimized and standards are upheld.
• Formulate, evaluate, and/or sanction the final budgets for REC pertaining to projects developed by Five Below prior to the approval of these final lease budgets by Directors for all related projects.
• Oversee the complete construction process, which includes initial site evaluation, budgeting, planning, execution, monitoring, punch list management, fixturing, handover to Operations, closeout, and warranty period for all assigned projects.
• Provide updates and reports to relevant internal and external business partners as required for new stores, remodels, expansions, and relocations.
• Manage, resolve, and report any issues or conditions related to the Lease terms, work letter, Design, or Construction that may arise, by offering solutions and/or guidance and reporting any implications on operations, schedule, budget, and quality.
• Serve as the main point of contact for both internal and external stakeholders, including but not limited to: Real Estate, Landlord Representatives, Store Planning, IT, Purchasing, third-party suppliers, general contractors (both third-party and directly hired), Facilities and Maintenance department, Merchandise Presentation, and Field Operations.
• Assess potential sites and review conditions, negotiate with Landlords on construction-related items, and provide budgets that reflect site conditions.
• Review and approve construction documents and submittals for compliance with the Lease and relevance to site conditions, among other factors, and offer guidance for store design and operations.
• Monitor the progress of assigned construction projects, review site conditions, conduct delivery inspections with Landlords, and report progress through site visits, weekly reports, and weekly calls.
• Manage project updates and reports utilizing enterprise management software, currently Sitefolio.
• Facilitate the Five Below construction RFP process with General Contractors and negotiate the final construction contract.
• Establish construction schedules, coordinate job schedules with vendors/coordinators, and perform final inspections with the store opening team, identifying any deficiencies.
• Ensure that all outstanding punch list items related to the Landlord or Five Below construction are completed satisfactorily within the stipulated timeframe per the lease.
• Develop and maintain preliminary budgets for Rec approval and final budgets for lease execution on all assigned projects.
• Provide cost guidance, monitoring, and forecasting concerning any changes to the project.
• Review all construction-related expenses across all projects and identify potential savings and value engineering opportunities.
• Periodically conduct the RFP process to introduce new vendors to capture potential efficiencies and cost savings.
• Have direct responsibility for managing Prototype & Construction Best Practice manuals and communicating updates to the entire Construction team.
• Advise store facilities maintenance on potential warranty issues related to work done by the Landlord or Five Below General Contractor.
• Oversee remodels for existing stores, coordinating all efforts involving legal, design, operations, and external vendors.
• Bachelor's degree in Construction Management or equivalent practical experience.
• At least 10 years of relevant, hands-on experience in urban, multilevel, and non-standard retail tenant construction.
• A minimum of 3 years of managerial experience overseeing salaried direct reports.
• Proficiency in reading, interpreting, redlining, and troubleshooting construction drawings.
• Ability to work a flexible schedule due to ongoing year-round construction activities.
• Willingness to travel to job sites 75%-80% of the time.
• Proficient in solving practical problems, managing various variables, developing options when facing challenges, and negotiating solutions while adhering to brand standards and timelines.
• In-depth understanding of construction procedures, durations, practices, and advanced principles of project management.
• A high sense of urgency and a keen attention to detail are essential.
• Outstanding communication skills, both written and verbal, along with strong time management, problem-solving, negotiation, and collaboration skills with cross-functional teams involving multiple internal and external stakeholders.
• Familiarity with various project management software, with Sitefolio being an advantage.
• Capability to manage and prioritize activities for 30-40 active construction projects during any quarter while coordinating preliminary negotiations or warranty work for 125-150 projects over a rolling 12-month timeframe.
