This is a fully remote position, open to applicants in Massachusetts.

📋 Description

• Provide guidance, mentorship, and/or training to Construction Project Managers in their operational duties.

• Formulate, assess, and/or authorize the final scope of work letters for projects developed by Five Below prior to execution of leases, ensuring risk exposure is mitigated and standards are upheld.

• Create, evaluate, and/or sanction the final budgets for REC concerning Five Below projects before they receive final approval from Directors.

• Oversee the entire construction lifecycle (including initial site evaluation, budgeting, planning, execution, monitoring, punch list, fixturing, turnover to Operations, closeout, and warranty period) for all designated projects.

• Deliver updates and reports to relevant internal and external stakeholders as necessary for new store openings, remodels, expansions, and relocations.

• Address, resolve, and report any issues related to Lease terms, work letters, Design, or Construction, offering solutions and guidance while reporting on impacts to operations, schedules, budgets, and quality.

• Act as the primary liaison for internal and external stakeholders such as Real Estate, Landlord Representatives, Store Planning, IT, Purchasing, third-party suppliers, contractors, Facilities and Maintenance, Merchandise Presentation, and Field Operations.

• Evaluate potential sites, negotiate construction terms with Landlords, and provide budgets that reflect site-specific conditions.

• Review and approve construction documents and submissions for compliance with Lease agreements and site conditions, while offering guidance on store design and operations.

• Monitor the progress of assigned construction projects, inspect sites, conduct delivery assessments with Landlords, and report findings through site visits, weekly updates, and calls.

• Manage project updates and reporting using the enterprise management software, specifically Sitefolio.

• Oversee the Five Below construction RFP process with General Contractors and negotiate the final construction agreements.

• Establish construction timelines, coordinate job schedules with vendors, and perform final inspections alongside the store opening team, identifying any areas for improvement.

• Ensure the completion of all outstanding punch list items related to Landlord or Five Below construction within the agreed timeframe according to the lease.

• Set and maintain preliminary budgets for Rec approval and finalize budgets for lease execution for all assigned projects.

• Provide cost guidance, tracking, and forecasting in relation to any project modifications.

• Review all construction-related expenses across projects and identify potential savings and value engineering opportunities.

• Periodically conduct the RFP process to engage new vendors, aiming to capture efficiencies and economies.

• Have direct responsibility for managing Prototype & Construction Best Practice manuals and communicating updates to the entire Construction team.

• Offer support to store facilities maintenance regarding potential warranty concerns related to work performed by Landlords or Five Below General Contractors.

• Oversee remodels of existing stores, coordinating efforts among legal, design, operations, and external vendors.


⛳️ Requirements

• Bachelor's degree in Construction Management or an equivalent professional background.

• At least 10 years of relevant, hands-on experience in urban, multilevel, and non-standard retail tenant construction.

• Minimum of 3 years of managerial experience leading salaried direct reports.

• Proficient in reading, interpreting, annotating, and troubleshooting construction drawings.

• Flexibility in work schedule is required due to year-round construction activities.

• Willingness to travel to job sites 75%-80% of the time.

• Ability to solve practical problems, manage various variables, create options when challenges arise, and negotiate solutions while adhering to brand standards and timelines.

• Comprehensive understanding of construction processes, durations, practices, and advanced project management principles.

• High sense of urgency and meticulous attention to detail are essential.

• Excellent written and verbal communication skills, along with time management, problem-solving, negotiation abilities, and the capacity to collaborate with cross-functional teams and diverse internal and external stakeholders.

• Familiarity with multiple project management software programs; experience with Sitefolio is a plus.

• Capability to manage and prioritize tasks for 30-40 active construction projects simultaneously, while also overseeing preliminary negotiations or warranty work for 125-150 projects over a rolling 12-month period.
